Completed in 2025, Villa Sorelle 1 is a beautifully designed contemporary semi-detached villa, offering the perfect balance of modern comfort, privacy, and an excellent location on the Dalmatian coast. Together with its neighbouring sister property, Villa Sorelle 2, it forms an exclusive pair of newly built villas. Although the villas share a common wall, each has its own private entrance, swimming pool, terrace, parking area, and fully fenced garden, ensuring complete privacy for every guest.

Located in Zaton , a peaceful area near Zadar and only a few minutes from the charming historic town of Nin, the villa is an ideal choice for families and small groups looking for a relaxing holiday close to the sea.

The villa offers 130 m² of modern living space on an 800 m² fully enclosed plot and comfortably accommodates up to 6 guests, with a maximum capacity of 7.

Upon entering the ground floor, guests are welcomed into a bright and spacious open-plan living area featuring a fully equipped modern kitchen, dining area, and comfortable lounge, all fully air-conditioned. The living room also includes a sofa bed that can accommodate one additional guest. Large glass doors open directly onto the spacious terrace, where guests can enjoy outdoor dining, prepare meals on the barbecue, or simply relax beside the private swimming pool. A modern bathroom is also conveniently located on the ground floor.



The first floor is dedicated to the sleeping area and features three fully air-conditioned bedrooms. Two bedrooms are furnished with comfortable double beds, while the third bedroom offers two single beds, making the villa ideal for families or groups of friends. A second modern bathroom serves the upper floor.



To ensure a carefree and comfortable stay, Villa Sorelle 1 is fully air-conditioned and equipped with a washing machine, ironing facilities, mosquito screens on every window, and private parking. The entire property is enclosed by a 1.60-metre-high fence, providing guests with additional privacy and security throughout their stay.



Please note that pets are not allowed, and the minimum age for booking is 21 years.



Location & Surroundings



Villa Sorelle 1 enjoys an excellent location close to everything needed for a perfect holiday. A beautiful sandy beach is only 500–600 metres away, while cafés, restaurants, and local amenities can all be reached within a short walk of approximately 500 metres.



Just a few minutes away lies the historic town of Nin, one of Croatia’s oldest royal towns, famous for its sandy beaches, charming old town, rich cultural heritage, and excellent local restaurants. Guests can also easily visit the vibrant city of Zadar, renowned for its beautiful waterfront promenade, the world-famous Sea Organ and Greeting to the Sun, as well as its Roman history, museums, restaurants, and lively Mediterranean atmosphere.



For larger families or groups travelling together, Villa Sorelle 2 is located immediately next door and can also be booked (subject to availability), allowing up to 14 guests to stay side by side while each villa retains its own private pool and outdoor living space.



The surrounding region offers countless opportunities for swimming, cycling, boat excursions, and day trips to nearby islands and national parks, making Villa Sorelle 1 an excellent base for exploring the beauty of northern Dalmatia.
