🐾 Pet-friendly! Dogs are welcome with a $49 per-night pet fee covering up to 2 dogs. Please add your pet to the reservation at booking so the fee applies correctly.
🔑 Primary renter must be 23+ years old and sign a rental agreement after booking
🚭 No smoking or vaping — violation results in a $2,000 penalty fee and immediate termination of the reservation with no refund
🏊 No children under 18 in or around the pool or hot tub unattended
❄️ During winter months, mountain roads can become snowy or icy — 4WD or AWD is recommended if snow is in the forecast. We do not provide salt or shovels, so please plan accordingly.
🐻 Bears and wildlife are common in the Smoky Mountains — please secure all trash and food, never leave food or loose trash in vehicles, lock your vehicles (bears can open car doors), and never feed wildlife
🐞 This property sits in the woods (part of its charm!) — rural areas mean occasional bugs. We keep a regular pest-control schedule, but wanted you to be aware.
🛠️ The outdoor swim spa is professionally serviced every Tuesday between 11 AM–4 PM; the technician will not need to enter the home.
💳 Cancellations will incur a processing fee of 3% or $75, whichever is higher.
