Spacious estate in Emerald Cove MM14. Paved driveway to private dock. No Steps!

The estate is basically two homes in one. Both levels contain kitchens, decks, living rooms, etc. Both levels are accessible independently from the exterior, but normal upstairs / downstairs inside. Really cool layout that allows the family to party and have quiet time. There is also a 'west wing' that is a great place for kids or work. It has a TV, Nintendo Switch dock, and exterior access to the dock / outside

The top level deck is equipped with a gas grill, and multiple tables with seating for 18 people, great views, and place to chill. The lower level deck is screened in, with seating for 18 as well. The decks are accessible from each other. The lower level deck also has access to the paved driveway leading to the dock. You can literally live on either level and never know anyone is there

In addition to these areas, there is also a gazebo type area with a fire pit on the waterfront, leading to the dock. There is an additional gas grill and seating 15. The grill is built into a kitchenette, allowing you to prepare and cook at the dock

The dock is truly amazing. There is a tiki hut with a mini refrigerator. The dock provides great swimming capabilities, my children would spend all day down there. I have spare life jackets on the dock. There is fresh water service for cleaning, boats as well as a shower when you get out of the lake. The 'ladder' has been converted to 'NautiSteps' which provide a standard 6 step incline, no climbing up the ladder. There is plenty of room to moor your boat, along with cleats and dock power towers (120/220). There are lights on the tiki, and a fan for either cooling down or keeping any stray bugs away at night. Lastly, I have a surface agitator mounted underneath the dock; these are normally used in the winter to prevent any ice from forming, but I use it to bring the cool water from 12 feet below, as well as keep the water / swimming area free of any floating debris. It is WONDERFUL

The property is about a half block away from the Barn-B-Que & Lil Rizzo's restaurants. Makes it simple to skip cooking after a day on the lake. I am friends with the owner (same owner for both restaurants) and he does a REALLY nice job. I have been going to the lake for 30+ years and Lil Rizzos is a staple of ours, a tradition as we get to the lake house on the first night

The property / dock is located in Emerald Cove with is Mile Marker 14. There is NO wake in the entire cove, so even on a crazy busy weekend like the 4th of July, there is no much wave action at the dock. If you have watercraft, it is a simply 5 min idle to the lake channel, and then left to Backwater Jacks or Dog Days, or right to Lakehouse 13, Franky & Louie's, or the Horny Toad. There is a gas dock (Point Oasis) directly across the channel on MM13. Say hi to my friends :)
