Summary:

A historic baronial mansion set amidst 800 private acres in the foothills of the Angus Glens and Scottish Cairngorms. Five luxurious bedrooms and five elegant bathrooms sleeping 10, a grand drawing room with open fire, a spacious kitchen-dining room and a cosy snug with woodburning stove. Large garden, pergola, firepit and outdoor dining. An award-winning organic farm with wildlife at the door. Child and dog-friendly.



The Space:

You don't need to leave Kinclune to experience the wild beauty of Angus. This is an award-winning, nature-friendly organic farm with Scottish native cattle, sheep and Highland ponies, and the landscape does the entertaining: red kite circling over the fields, roe deer along the woodland edge, red squirrels in the garden, and from April to September two pairs of nesting osprey along with a variety of Red List protected farmland birds. The name comes from the Gaelic for "head of the meadow", which speaks to the elevated position of the house and the panoramic upland views around it.



Fully refurbished in 2023, the house is perfectly suited to a group of friends or a multigenerational family, with five individual double bedrooms, two of which can be set up as twins.



DRAWING ROOM. A heritage room with a large open fire and seating for 14, with expansive views across the countryside from a wonderful curved bay window. It carries the charm and grandeur of a proper Scottish country house, and comfortably absorbs the whole group at the end of the day.



KITCHEN-DINING ROOM. Spacious and beautifully designed, this is the social centre of the house and works equally well for a relaxed family breakfast, a buffet or formal dining for 14. The large kitchen is fully equipped with everything you need to cater for a group, though we can also arrange a catered or partially catered stay if you would rather be looked after.



SNUG. A cosy retreat with a Smart TV, a wide selection of board games and a woodburning stove, ideal when part of the group wants a quieter corner.



BEDROOMS. The Main Master Suite has a superking bed, an ensuite shower room and a separate large dressing room with a free-standing double-ended bath. The Turret Bedroom (king or two small singles) incorporates the turret as your own viewing area, complete with bird book and binoculars. The Tower Bedroom (superking or twins) is the largest, with a striking bay window set within the tower feature. Tawny is named for the tawny owls heard in the trees at night, a characterful room with an original fireplace and lovely views, and Beech is a charming double looking out into the beech trees that surround the house. Bedrooms two to five are not ensuite but have a choice of four heritage-style bath and shower rooms, each a single step across the hall, giving five bathrooms in all.



OUTSIDE. A large enclosed garden with a traditional pergola on the lawn with integrated seating for the group, separate tables and chairs for outdoor dining, a firepit and a barbecue.



Guest Access:

The Neighborhood:

Kinclune sits on an 800-acre private estate in the foothills of the Angus Glens, with the Scottish Cairngorms beyond. It is a working, nature-friendly organic farm with native cattle, sheep and Highland ponies, and wildlife including red kite, roe deer, red squirrels and, from April to September, nesting ospreys and protected farmland birds.



It is six miles from Kirriemuir, "the Gateway to the Glens" and birthplace of J M Barrie, and 12 miles from Forfar, both with shops, cafes and restaurants. The area suits walking, climbing, fishing and wildlife watching, with Glen Clova, Glen Isla and Glen Prosen nearby and castles at Glamis, Balintore and Brechin. Glenshee Mountain Resort in the Cairngorms is around 40 minutes away, with a scenic drive on to Braemar and Balmoral. The Drovers Inn at Memus, the Glen Clova Hotel and Peel Farm shop and cafe are good local spots, and Tesco in Forfar delivers to the estate.



Getting Around:

A car is essential. Kinclune is 15 minutes from the A90, 40 minutes from Dundee, 50 minutes from Perth and 95 minutes from Edinburgh. The nearest railway station is Dundee (around 40 minutes), and the closest airports are Dundee, Aberdeen and Edinburgh.

Kinclune is a working farm, so there is livestock, wildlife and farm activity around the estate. For everyone's safety, children should be supervised at all times.



Please note that Kinclune is a working estate with other holiday properties. Unless you book the whole estate for exclusive use, other guests may be staying in the Osprey Annex, the cottages or other buildings during your visit.



The whole of Kinclune Estate can also be booked for exclusive use, sleeping up to 28 across the house, farmhouse and cottages, or you can combine a mix of the properties to suit your group. Do get in touch if that would suit your plans.



For larger gatherings and corporate-style meetings, the estate's event space, the Arches, is available on an enquiry basis, and is suited to groups of around 20 or more.



We also offer a range of optional extras, priced on application, including additional housekeeping, guided farm and nature walks with the Highland ponies, a pony picnic walk, a quad-bike farm tour, clay pigeon shooting, deer stalking, whisky and gin tastings, and packs of locally farmed beef, lamb and venison. All are subject to availability.



All bedrooms and bathrooms are on the first floor, with a WC on the ground floor. The house is centrally heated with a smart thermostat, and internal wall and roof insulation and double-glazed sash and case windows were added in the renovation, so it stays warm and cosy. We can arrange catering, a private chef, and grocery delivery and unpacking before arrival. A starter supply of logs and firelighters is provided, with further baskets at £10 plus VAT. An EV charger is available, booked in advance, at a flat £35 per stay including VAT (we reserve the right to charge metered rates for extended or high usage).



Interaction with Guests:

You'll be met on arrival by a member of the estate team, who will show you around the house and tell you a little about the estate. If you'd prefer to let yourselves in, a key safe is available. Our local housekeeper is on hand throughout your stay, with guest support contact details in your welcome pack.
