Summary:

A stylish new barn conversion (2025) within a restored Victorian courtyard steading on the 800-acre Kinclune Estate, in the foothills of the Angus Glens. All on one level, with a large open-plan kitchen-living space, two bedrooms and a luxurious shower room. Access to the courtyard with firepit, seating and festoon lights. Peaceful and dog-friendly, with estate walks and wildlife from the door. Sleeps four.



The Space:

Kestrel was completed in April 2025, so everything in it is new, and the conversion has been done with a light touch: the character of the Victorian steading on the outside, and a bright, uncluttered, thoroughly modern cottage within. At 126m2 and all on one level, it is designed for comfort and simplicity, and it suits couples, friends or a small family looking for a peaceful getaway with the modern comforts close at hand.



From stargazing under the festoon lights to spotting red squirrels and curlews on the estate, it is a place to slow down. The walking trails, wildlife and big skies start immediately outside the door.



LIVING SPACE. A light-filled open-plan kitchen, dining and living area, with fast WiFi, a Smart TV and a fully equipped kitchen.



BEDROOMS AND BATHROOM. Two bedrooms, one superking and one king, both of which can be made up as twins if you prefer, served by one luxurious modern shower room. The cottage is step-free throughout, though the shower room is not fully wheelchair accessible.



OUTSIDE. A shared courtyard with festoon lights, a firepit and outdoor seating. Kestrel is entered from the outside of the courtyard, which keeps both cottages private, and there is parking for up to four cars in the dedicated steading car park.



Guest Access:

Guests have exclusive use of Kestrel Cottage. The courtyard is shared with Curlew Cottage, the other steading holiday cottage. There is plenty to explore on the wider estate, with walking trails and wildlife from the door, including the beaver pond, Barons Hill woods and Jack's Bothy, a traditional stone shepherd's hut.



The Neighborhood:

Kestrel sits in the Kinclune Steading on the 800-acre Kinclune Estate, in the foothills of the Angus Glens. It is a working, nature-friendly organic estate, with red squirrels, deer and curlews often nearby, and it is a short drive from Kirriemuir and the edge of the Cairngorms.



The glens (Clova, Isla and Prosen) and the castles at Glamis, Balintore and Brechin are within easy reach, and Glenshee is around 40 minutes away. The Drovers Inn at Memus, the Glen Clova Hotel and Peel Farm shop and cafe are good local spots. For self-catering, Peel Farm farm shop and A Longer Table in Kirriemuir are worth knowing, and Tesco in Forfar delivers to the estate.



Getting Around:

A car is recommended. Kinclune is 15 minutes from the A90, 40 minutes from Dundee, 50 minutes from Perth and 95 minutes from Edinburgh. The nearest railway station is Dundee (around 40 minutes), and the closest airports are Dundee, Aberdeen and Edinburgh. There is parking for up to four cars in the dedicated steading car park.

Kinclune is a working farm, so there is livestock, wildlife and farm activity around the estate. For everyone's safety, children should be supervised at all times.



Please note that Kinclune is a working estate with other holiday properties. Unless you book the whole estate for exclusive use, other guests may be staying in Curlew Cottage (which shares the courtyard) or elsewhere on the estate during your visit.



The whole of Kinclune Estate can also be booked for exclusive use, sleeping up to 28 across the house, farmhouse and cottages, or you can combine a mix of the properties to suit your group. Do get in touch if that would suit your plans.



Being on one level, the cottage is a good option for step-free access. A washer dryer is available in the bothy behind the steading during the warmer months (April to October), to prevent pipes freezing in winter. When the steading is in holiday use, no events take place there. An EV charger is available, booked in advance, at a flat £35 per stay including VAT (we reserve the right to charge metered rates for extended or high usage).



Interaction with Guests:

The cottage is set up for self-check-in, so you can arrive in your own time. We'll send clear directions and access details before you travel, and our local housekeeper is on hand throughout your stay to help with anything you need. You'll find guest support contact details in your welcome pack.
