The Greenway Retreat is a vacation in itself — 5 bedrooms, 3 full bathrooms, a basement movie theater, a pool table, and a backyard made for long evenings. Central location: 20 min to Denver, Boulder & Red Rocks, 9 min to Olde Town Arvada dining & breweries, 90 min to Vail & Breckenridge. Traveling with a baby or toddler? We have all the sleeping, bath & eating gear — no packing needed (see photos). Whether you're planning a friends' weekend or traveling with kids, this home is built to be the trip — not just where you sleep. Come for Colorado: but we will warn you, you may not want to leave the house.
MAIN LEVEL (where you walk in)
Step through the front door into an open living room with leather seating over a green rug — the ideal spot for a slow cup of coffee before everyone else wakes up, or for hosting the whole group. Just beyond is a fully equipped kitchen with full-size stainless appliances and an eat-in counter, plus a dining table that seats eight so everyone has a seat.

LOWER LEVEL — GAME ROOM + BACKYARD ACCESS
A full-size pool table and a comfortable smart TV lounge, plus a fourth bedroom with a king bed and work desk, and a full bathroom with shower right across the hall. There is also a mudroom leading to the two-car garage. This level opens directly to the backyard — your easy in-and-out for grilling, games, dining, and TV.
BASEMENT — MOVIE THEATER
A true home theater with lay-flat leather recliners, a 75" smart TV loaded with the major streaming apps (bring your own logins), a full sound system, acoustic-paneled walls, and blackout curtains for real movie-night darkness. A fifth bedroom sits down here too — a queen bed plus a twin bunk bed. A dedicated laundry room with full-size washer and dryer completes the level.

THE BACKYARD
A private, fully fenced retreat with an expanded patio and two ways to cook: a Blackstone griddle and a gas BBQ grill. Dine for six under the sunshade, gather around the gas fire pit, or sink into the covered lounge with its own outdoor smart TV. Lawn games including Giant Jenga and Bocce.

Steps from an expansive greenway that leads to lakes, parks, and playgrounds — Rainbow Park West is just 600 feet away, Rainbow Park East about 0.3 miles, with Arvada Volunteer Firefighters Park nearby too. About 20 minutes to downtown Denver, Boulder, and Red Rocks; 9 minutes to Olde Town Arvada's restaurants and breweries; and roughly 90 minutes to world-class skiing at Vail and Breckenridge.
