Services & Common areas:
-Pool Heating: Available upon request for $129 per night. Please provide 24–48 hours’ notice so we can ensure it’s ready for you. (Pool warms to ~83°F.)
-Jacuzzi Heating: Heats up to 104°F — free of charge!
-Please note: The pool and jacuzzi heaters cannot run simultaneously.
-Parking: Free on-site parking for up to 3 cars, plus street parking.

The primary occupant making the reservation must be at least 25 years old. By proceeding with the reservation, a valid ID will be required to be uploaded. A lease agreement must be signed accompanied by a government-issued ID (driver`s license, ID card, passport...) after the confirmation of the reservation and prior to the arrival.

- To ensure the Villa is always at its best, our pool cleaner will visit the property on Wednesday and Saturday between 7:00AM-1:00PM. On the same note, the gardeners will visit on Mondays or Tuesdays between 8am-5pm. They will access the Villa without prior notice to the guests.
- Due to continuous strong winds in the Palm Springs area, we have discontinued the use of umbrellas in the backyards. As they break and blow away with the wind, they are more of a danger to our guests than helpful.
- We want our guests to feel comfortable and have a safe stay. There is a security camera located at the front entrance facing outside, recording 24/7.
- Due to a regulation of the city of Palm Springs that requires the registration of tourists in vacation rentals, a lease agreement must be signed accompanied by a government-issued ID (driver`s license, ID card, passport...) after the confirmation of the reservation and prior to the arrival.
-The fireplace is decorative only. Do not attempt to turn it on.***

Policies:
- Make sure to thoroughly read and understand our cancellation policy before booking. The refund amount is determined by our policy. You can find it at the bottom of the listing.
- If you wish to request an early check-in or late check-out, please contact us and we will check availability. Please keep in mind that early check-in/check-out cannot be guaranteed and that there is an extra charge.
- Delivery of packages before check-in/arrival is not permitted. The host is not responsible or liable for the acceptance, damage, or loss of any mail, packages, or other deliveries sent to the property.

House Rules:
- Due to Palm Springs law, the first and last name of every guest must be provided to the host before arrival to the Villa.
- Please be sure you have added the correct number of guests in order to see the correct price. Additional overnight guests won’t be authorized.
- We care about respecting the local rules and being outstanding members of the community, so music and/or loud noises are not allowed at any time. We have a noise detector located in the living room and one in the patio to only measure decibels and detect higher than normal levels of noise so you can avoid any disagreement with neighbors and/or the city hall.
- Enforcing the same city rules, there are quiet hours from 10:00 pm to 10:00 am.

CITY RULES
The City of Palm Springs has established several rules to maintain a peaceful environment, including:
No outdoor music or sounds at any time
Quiet hours from 10:00 pm to 10:00 am
No smoking outside
No parties.
If the police receive any noise complaints, the city may issue a citation of $500 and require identification.

RULES & REGULATIONS
Occupant agrees to comply with any and all rules and regulations that are at any time posted on the Premises, contained in or attached to the Agreement, or otherwise delivered to Occupant. Occupant is responsible for ensuring that all occupants and guests comply with the same.

CHECK-IN HOURS
Check-ins are only available between 4:00 PM and 9:00 PM. Our team is only available during these hours to assist with any issues that may come up, so in order to offer you the best experience, check-in outside of these set of hours will be not authorized.
The fees for a early check-in are as follows:
11am or earlier: $150
12pm: $125
1pm: $100

CLEANING ISSUES
We want your stay to be as smooth as possible! If you notice any concerns with the villa`s cleanliness or amenities, please let us know right away upon your arrival. We`ll fix it immediately to ensure your comfort. Please note that we cannot provide refunds for issues reported after check-out or those beyond our control.

AUTHORIZED USED & GUESTS
Any additional guests staying overnight beyond the number specified by Occupant must be authorized by contacting us prior to their arrival. This includes all children, adults and pets (required by City Ordinance). If there are more persons staying at the property than the lesser of the number designated by Occupant or the Maximum Occupancy for overnight or day use, or if the Premises are being utilized by any person in a manner inconsistent with a transient occupancy vacation rental, then we in our sole discretion, shall have the right to terminate this Occupancy without refund to Occupant. In the City of Palm Springs, Occupant must be at least 25 years of age or older. By continuing with this reservation, Occupant represents that they are older than 25 years of age and further warrants those other occupants are either over the age of 25 or are accompanied by an adult guardian.

‎GUESTS NUMBER
Please enter the correct number of guests when making your reservation so the platform can show the correct total price. An extra guest fee may apply depending on the property and reservation details. The fee may start from the 4th or 5th guest and can range from $29 to $39 per additional guest, per night. If the number of guests entered is incorrect, the reservation price may need to be adjusted before check-in. Unregistered guests are not allowed unless approved in advance.

ENTRY
We retain full legal, possessory and access rights at all times, and may enter the Premises at any time. Generally, access is required (i) for the purpose of making necessary repairs, to supply necessary or agreed services; (ii) to verify that the Occupant has complied with the terms of the Agreement or to investigate disturbances, check occupancy, or check for damages; (iii) in case of emergency; or (iv) for other business purposes (ex: to show property for sale or rental). We make reasonable efforts to provide Occupant with advance notice.

CANCELLATION / REFUND
By confirming reservation, Occupant consents to be bound by the policies set forth on Airbnb for cancellation and refund of advance payments and deposits.

LATE CHECK-OUTS / HOLDING OVER
Occupant agrees there shall be no unauthorized late checkouts or holding over. Late Checkout occurs after 11:00 am on the day of departure. The cost for this is ½ of the daily prorated rent that will be charged to Occupant or deducted from the Security Deposit. Staying after 11:00 am on the day of departure is considered a Holdover. The cost for each Holdover Day is 1-1/2 times the prorated daily rent, utilities and taxes, plus any costs incurred, including but not limited to relocation of arriving occupants, which will be charged to Occupant at our sole discretion.With only 5 hours between check-out and check-in, all this time is needed for cleaning the home. If you have an emergency, we will do our best to accommodate you. Please contact us as soon as you are aware of a problem.

NO MAIL / PACKAGES
Guest mail is not to be addressed to the property without prior permission from the host. The host is not responsible or liable for any mail, packages and/or other deliveries sent to the home.

If evidence of pets is found without prior written permission or signed pet addendum, a $300 fee will be charged to Occupant.
