Guest Access:
Guests have access to the entire property. The dock is private. Your unique door code is provided upon digital check-in through our Guest App.

Deltaville, Virginia, known as the "Boating Capital of the Chesapeake Bay," is a quaint town on a narrow peninsula surrounded by the Rappahannock River, Piankatank River, and the Bay. Famous for having more boats than people, it features 25–35+ marinas, boatyards, and easy access to top-tier sailing, fishing, and cruising waters.

We provide a starter supply of coffee, paper products, toiletries, dish soap, dishwasher detergent, laundry detergent, and other household essentials. Depending on the length of your stay and your group size, you may need to purchase additional supplies.
CREDIT CARD PROCESSING FEES UPON CANCELLATION Some reservations include non-refundable credit card processing fees. If your reservation includes these fees and you cancel, that portion of your payment cannot be refunded because it is retained by the payment processor.
TRAVEL PROTECTION HIGHLY RECOMMENDED We strongly recommend purchasing travel insurance to protect your investment. Unexpected events such as illness, injury, family emergencies, severe weather, flight disruptions, or other circumstances can arise before or during your trip. Please note that our cancellation policy is applied consistently to all reservations and cannot be modified on a case-by-case basis due to individual circumstances. Travel insurance is designed to provide protection when unforeseen events prevent travel and may reimburse eligible prepaid, nonrefundable trip costs. For this reason, we strongly encourage all guests to purchase travel insurance as soon as they make their reservation.
DOGS: We love dogs! $25 per night per dog fee, max of 2 dogs. You must clean up after them outside (waste) and inside (fur). No dogs on furniture including bed and no wet dogs inside. Dogs may not be locked in any rooms and should be crated if you leave the house. Additional fees will be charged if there is any damage.
SECURITY CAMERAS For guest safety and property security, there is one security camera at the front entry. There are no cameras or recording devices inside the home. We respect our guests' privacy and only review footage when necessary for safety, security, property protection, or to investigate potential violations of house rules.
CHEF BRENDA CATERING This is a local, third-party service that the managing host is assisting to arrange, and is NOT affiliated with the property owner. By booking this service, the guests understand that it is not affiliated with the property owner, and the guest agrees to release, indemnify, and hold harmless the property owner for any and all claims related to any third-party activities.
To ensure everyone’s safety and to comply with insurance and legal requirements, all guests acknowledge and accept these risks.
HOT TUB: Hot tub use is at your own risk.
LIABILITY WAIVER: This waiver applies to any water-related activity or equipment you may use on or near the property, including: Swimming or wading, using paddleboards, kayaks, or other watercraft , walking on beaches, or near water, fishing or boating or any other recreational waterfront use.
By using the waterfront or any water-related equipment, you understand and accept that: Water activities are inherently risky. You are responsible for your own safety and the safety of anyone in your group. The property owner and host are not responsible for any accidents, injuries, or deaths that occur during your stay, regardless of the cause.
IMPORTANT SAFETY RULES: To help keep everyone safe, we ask that you follow these basic safety guidelines: No lifeguard is on duty – swim and use water equipment at your own risk. Children under 18 must be supervised at all times when near or in the water. No water activity under the influence of alcohol or drugs. Wear life jackets when using kayaks, paddleboards, or any watercraft. Check weather and water conditions before going in. Avoid using the water after dark or during storms.
RELEASE OF LIABILITY: By staying at this property and/or using the waterfront: You agree to release the property owner and host from any legal claims or responsibility for injuries, losses, or damages that happen due to water activities. You accept full responsibility for any accidents that occur while using the waterfront or watercraft. You agree to cover any costs resulting from your use of the property that causes damage, injury, or requires emergency response.
The fireplace is decorative and not available for guest use.
