Guest access
Guests have full access to the main house and surrounding property. Keypad entry -- no key to keep track of. Parking on-site. The Boulder River runs along the property; there is a cliff along the bank requiring some scrambling to reach the water`s edge, but the views from above are stunning.
The adjacent guest cabin on the property is listed separately and may be occupied by other guests if not rented alongside this unit.
Other things to note
Pets are welcome. No fires during active burn restrictions. No shooting on the property.

Neighborhood
The Boulder River Valley is one of the most coveted areas in Montana -- pristine, quiet, and jaw-dropping. The river originates in the Absaroka-Beartooth Wilderness just north of Yellowstone and flows north to its confluence with the Yellowstone River in Big Timber, loaded with rainbow and brown trout averaging 15-18 inches. The property sits about 8 miles south of town along the Boulder River Road, with a fishing bridge access point just half a mile away. Local angler guides are available to hire for a dedicated fishing day.
Big Timber is a classic Montana small town with a historic downtown, local diners, and the kind of friendly-stranger energy that makes Montana feel like Montana. Livingston (about 40 minutes west) and Bozeman (about 1.5 hours) offer grocery stores, restaurants, and more. Yellowstone`s North Entrance at Gardiner is about 1.5 hours away, making this a great home base for a Yellowstone day trip. In winter, skiing and snowmobiling are a short drive from the property.
Getting around
A car is required. Parking is available on-site. The property is approximately 8 miles south of Big Timber on the Boulder River Road.
We understand plans can change, so here’s a quick rundown of our cancellation policy:
- Full Refund: Cancel at least 30 days before check-in.
- 50% Refund: Cancel between 7 and 30 days before check-in.
- No Refund: Cancel fewer than 7 days before check-in.
- Special Case: Full refund within 48 hours of booking if canceled at least 14 days before check-in.
Note: A 4% processing fee applies to all cancellations (excluding Airbnb bookings).
