| Outdoor Hours |

To respect our neighbors, the outdoor pool, outdoor BBQ area and outdoor gathering areas close at 9:00 PM each evening.

Quiet Hours
Neighborhood quiet hours are observed from:
9:00 PM – 8:00 AM

During these hours, we kindly ask guests to keep outdoor conversations and music at respectful levels. NO LOUD music and loud gatherings during quiet hours.

If it is determined that guests are having a party/large gathering OR surrounding neighbors report a complaint and/or call police for disturbance, guest(s) will be asked to leave immediately without refund. There is a $1,000 fine if discovered.

| Parking |

Please park only in designated parking areas and avoid blocking neighboring driveways. 2 free spots on the driveway. Street parking is available where permitted by local regulations.

The Host is not responsible for parking tickets or any law violations.

| Smoke-Free Property |

To provide a clean and comfortable environment for every guest, smoking and vaping are not permitted anywhere on the property, including all indoor and outdoor spaces.

This includes:
* Cigarettes
* Cigars
* Vapes
* Cannabis
* Any other illegal substance/drugs

Violation of this policy may result in additional cleaning, penalty and odor-removal fees. A $1000 fee will be applied if any evidence is present to treat the air, clean carpets, and scrub walls.

| Respecting the Home |

We appreciate your help in caring for the home during your stay.

* NO PARTIES ALLOWED, events, birthdays, bachelor or bachelorette stays. Right to cancel reservation without refund and a minimum fine of $1000 will be imposed if evidence is detected.
* NO USE OF FIREPLACE at all. Right to cancel reservation without refund, and a minimum fine of $1000 will be imposed if evidence is detected.
* Check-in time is 4:00 PM
* Check-out time is 10:00 AM. Unapproved late check-out will incur a $150 fee per hour.
* NO Extra/Overnight Guests (having more guests than stated in your reservation or if the number does not match, we reserve the right to cancel your reservation)
* NO Unplugging of the electronics like TVs, internet, lamps, WIFI hubs, etc.
* NO PETS
* PLEASE MAKE SURE to unplug all unused appliances, hair dryers, and laptop chargers from the socket when leaving the home. As well as turn off the stove, oven, AC/heater, and gas tanks for the outdoor BBQ grill. LOCK ALL DOORS when you leave.
* Adult supervision of children on the property AT ALL TIMES.
* Adult supervision of children using the pool AT ALL TIMES.

Guests are responsible for:
* Any accidental damage
* Excessive cleaning beyond normal use
* You will be charged twice the current price for any missing or damaged items including, but not limited to stained towels/sheets), as well as $200 USD for each lost, missing, or damaged remote.

If something isn't working properly or an accident happens, please let us know right away so we can quickly assist.

Please also avoid moving large furniture or taking indoor furnishings outside.

| Security |

We have security cameras located OUTSIDE the home, including the front entrance, side yards, and backyard/pool area, which record video when motion is detected. We also have a smart home device inside the house that monitors noise decibel levels, cigarette smoke, and vaping. This device does NOT record audio or video. All cameras are located OUTSIDE ONLY.

| Booking |

To ensure a wonderful stay for everyone, we ask that you please observe the following:

* Primary guest must be at least 21 years old.
* Maximum occupancy is 9 registered guests.
* Only guests included on the reservation are permitted on the property unless approved in advance.

| Pool Safety |

For everyone's safety, please:

* Supervise children at all times.
* No diving or jumping. No access to the retaining wall area by the backyard.
* Please enjoy food and beverages outside of the pool.
* For safety reasons, glass is not permitted in or around the pool area. Pool-safe wine glasses are provided for your convenience.
* Prior pool use, kindly remove the pool cleaning robot using the pool hooks provided and return the robot in the pool after. It is designed to help and keep the pool clean between our weekly professional pool maintenance visits.

| Game Room/ Garage |

Garage door keys will be provided and it is located inside the entryway closet.

The garage gate is not accessible - it is used as the game room. Please DO NOT try to open it.

Garage window and garage door can be use for ventilation. Fans will also be provided. Close garage windows and doors, turn off lights & fans after use of game room in the garage.

Fridge in the garage not available for use at this time.

| Housekeeping and cleanliness |

There's no daily housekeeping. For long-term stays (over 30 days), deep cleaning can be requested for $400 per cleaning. This process takes 4-5 hours, similar to checkout.

Guests shall keep the property and all furnishings in good order. Household inventory and appliances shall be used conventionally and respectfully. Guests shall maintain a respectable level of cleanliness and tidiness in the home.


| Outdoor Grill |

Outdoor bbq grill is functional. Outdoor power outlets, outdoor ceiling fan, outdoor faucet/sink and outdoor mini fridge located near the outdoor bbq grill area are not working at this time, please DO NOT attempt to use or turn on. We provide only one propane gas tank per stay.

| Deliveries |

We do not allow any mail/packages delivered to the property. Please send it to a nearby pickup.

| Lost & Found |

If you accidentally leave something behind, we'll gladly help return it whenever possible. Shipping costs will simply be the responsibility of the guest.

| Property Maintenance |

Pool Service: Tuesday (Do not use pool 1 hour after cleaning due to chemical use)
Gardening Service: Wednesday
Garbage Collection: Wednesday. Trash bins will be at the curb Tuesday night and will be brought back in the home Wednesday by cleaners.

| Cancellation Policy |

We understand that travel plans can sometimes change. While we're unable to make exceptions to our cancellation policy, we highly recommend purchasing travel insurance for added peace of mind should unexpected circumstances arise.

| Property Agreement |

Host is not responsible for any accidents, injuries, illness, or deaths that occur while on the premises or its facilities. The host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

By booking, you agree to comply with the above Rules & Agreements. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
