This third-floor, two-bedroom, two-bath condo gives you a full roster of resort amenities at a fraction of the cost of staying on the sand: a large pool, heated jacuzzi, charcoal BBQ pits with shade, tennis and pickleball courts, a fitness room, a playground, a game room, a soccer practice field, and a picnic area — all within the complex.
The patio off the living room overlooks the pool, so you can keep an eye on the kids from your chair while you enjoy a coffee or a margarita.
The beach is a short walk away — a few blocks to a public access point (all South Padre Island beaches are free and open to the public). We recommend grabbing a large beach wagon to make the haul easy.
Gulfpoint 1303 is known among our guests for two things: how easy it is to unload (the elevator takes you straight up from the covered gated parking, no stairs required), and the larger-than-average square footage that gives families real breathing room.
The open floor plan flows from the kitchen through the vaulted living area and out to the patio, which makes the condo feel even more spacious than it is.
The kitchen is fully equipped with everything needed for home-cooked meals — pots, pans, dishes, utensils — and the bar counter has stools that work equally well for casual family breakfasts or a quick laptop session if work calls.
The living room has a new smart TV plus a collection of board games for a proper unplugged family game night.
High-speed WiFi and a washer and dryer are both included. One honest heads-up: island internet runs on Spectrum and occasionally goes down, so have a hotspot-enabled phone handy if you have truly critical work to complete.
All hard-surface tile floors run throughout — a practical choice for allergy-sensitive guests and sandy feet alike.
SLEEPING (Up to 8 Guests)
The primary bedroom has a queen bed with an en-suite tub and shower combo. The washer and dryer is tucked off that bathroom, keeping it out of the main living areas. A flat-screen smart TV is in this bedroom as well.
The guest bedroom is set up generously for families: two full-size beds, plus a rollaway twin stored in the closet, and a smart TV. For additional guests, an air bed with pump is provided, and there’s the living room couch.
Maximum occupancy is 8 guests including children and infants. Clean, crisp linens, sheets, and towels are provided for all standard beds. If you plan to use the rollaway, air bed, or couch, please bring your own bedding for those.

THE NEIGHBORHOOD
Gulfpoint sits on the quiet, family-focused south end of South Padre Island. Within three city blocks you’ll find Sea Ranch for fine dining in the marina, Mahi Nic’s for the best fish tacos on the Island, and Dirty Al’s for fresh shrimp that regulars swear by.
About five blocks out is Beach Park SPI — the former Schlitterbahn waterpark — and since parking there is free, we recommend driving.
Margaritaville and the Landshark Grill are also about three city blocks away, reachable by beach or street. For larger groups, we manage additional units in the same complex — just reach out if your group exceeds 8.
PARKING
Two covered, gated, off-street parking spaces are included. There are no additional guest spots available within the complex. Street parking along Padre Blvd is sometimes available for a second vehicle.
WRISTBAND FEE — PLEASE READ
Gulfpoint has an HOA-required property and security wristband fee of $10 per person, collected at check-in. This is not our fee — it goes directly to the complex.
During March spring break and Easter week, the fee rises to $40 per person (non-refundable). We pre-collect this for your convenience, or you can pay the security team in cash if you arrive between 3–5 PM, though that will slow down check-in.
IMPORTANT NOTES
This condo is clean and completely functional — it’s not a brand-new luxury remodel, and we want that expectation set correctly so your stay exceeds it. The beach is a few blocks away, not a two-minute stroll.
The complex is wonderful for kids and teens with everything there is to do on-site.
