The Gathering Place House Rules
Welcome to The Gathering Place. We want every guest to enjoy a comfortable, safe, and relaxing stay. Please treat the home, outdoor areas, furnishings, equipment, and surrounding neighborhood respectfully.
By entering the property, all guests and visitors agree to follow these house rules. The primary guest is responsible for ensuring everyone in the group understands and follows them.
Check-In and Check-Out
Check-in: 4:00 PM
Check-out: 11:00 AM
The property offers self check-in using a smart lock. Entry instructions and the access code will be provided before arrival.
Early check-in and late check-out must be approved in advance. An unauthorized late checkout may result in additional charges, particularly when it delays the cleaning team or the next reservation.
Before leaving, please make sure:
* All personal belongings have been removed.
* Used dishes are washed or placed in the dishwasher.
* Trash is placed in the designated containers.
* Furniture and household items are returned to their original locations.
* Doors and windows are closed and locked.
* The property is left in reasonably clean condition.
Registered Guests and Visitors
Only registered guests included on the reservation may stay overnight at the property.
The number of overnight guests may not exceed the occupancy listed on the reservation. Undisclosed guests, unauthorized visitors, or occupancy beyond the approved limit are prohibited.
Visitors who are not included on the reservation require prior approval from the host. The primary guest remains responsible for the behavior of every person who enters the property.
Unauthorized occupancy may result in additional charges or immediate termination of the stay without a refund.
Parties, Events, and Gatherings
Unauthorized parties, events, receptions, and large gatherings are not allowed.
The Gathering Place is intended for approved guests to enjoy responsibly. Music, conversations, outdoor activities, and television volume must remain at a reasonable level.
Quiet hours are from 10:00 PM until 8:00 AM.
Excessive noise, disruptive conduct, complaints from neighbors, or law-enforcement involvement may result in immediate removal from the property without a refund.
Smoking and Vaping
Smoking and vaping are strictly prohibited inside the home, and enclosed areas.
Smoking is permitted only in the designated outdoor area. Cigarettes, ashes, and other smoking materials must be disposed of safely in the appropriate container.
Do not discard cigarette butts in:
* The yard
* Flower beds
* Planters
* The driveway
* The pool area
* Indoor trash cans
Evidence of smoking or vaping inside the home may result in charges for professional cleaning, deodorizing, damaged linens, damaged furniture, or lost rental income.
Pets
Pets are permitted only when disclosed and approved as part of the reservation.
Pet owners are responsible for their animals at all times. Guests must:
* Clean up all pet waste from the yard.
* Prevent pets from damaging doors, walls, floors, rugs, furniture, landscaping, or bedding.
* Keep pets off beds and upholstered furniture.
* Prevent excessive barking or other disturbances.
* Supervise pets around the pool, spa, yard, and outdoor areas.
* Clean accidents immediately.
* Notify the host promptly of any accident or damage.
* Crate pets when left unattended when appropriate.
Pet urine, odors, stains, chewing damage, excessive hair, fleas, or other pet-related issues may require additional cleaning, repair, pest-control, or replacement charges.
Service animals will be accommodated according to applicable law.
Pool and Spa Rules
Use of the pool and spa is at the guest’s own risk.
There is no lifeguard on duty. Children and anyone who is not a strong swimmer must be supervised by a responsible adult at all times.
Guests must follow these rules:
* No diving.
* No running around the pool or spa.
* No glass containers in the pool or spa area.
* No food in the pool or spa.
* No rough play, pushing, or unsafe behavior.
* No pets in the pool or spa.
* Do not remove pool equipment, drain covers, safety devices, or cleaning equipment.
* Do not use soaps, oils, bubble bath, bath bombs, tanning products, or other chemicals in the water.
* Do not enter the pool or spa while intoxicated.
* Keep gates and safety barriers closed when not actively entering or exiting.
Guests must not adjust pool pumps, valves, timers, heaters, filters, chemical systems, or any other pool equipment.
The pool equipment area is monitored. Unauthorized adjustment or tampering may result in a $250 service charge to have the pool company inspect and reset the system.

For pool or spa adjustments, text 469-631-1020. Guests do not operate or heat the spa themselves. If spa heating is needed, the host must be contacted to make the adjustment. During hot weather, when the spa is being heated, the pool heating system will be turned off, as simultaneous heating can negatively impact water chemistry and reduce chemical effectiveness.
Pool and spa temperatures cannot be guaranteed during severe weather, freezing conditions, power outages, equipment failures, or circumstances beyond the host’s control.
Outdoor Grill
The grill must be used responsibly and attended by an adult at all times.
Before lighting the grill:
* Confirm that the propane tank valve is open.
* Use the built-in igniter button.
* Do not use matches, paper, or other improvised ignition methods.
* Keep the grill away from combustible objects.
* Make sure children and pets remain at a safe distance.
For best results, cook using the grill as intended and keep the lid closed when appropriate. Grill tools are stored underneath the grill.
After each use:
* Turn off all burners.
* Close the propane tank valve.
* Allow the grill to cool.
* Clean the cooking grates using the provided wire brush.
* Empty the grease trap when needed.
* Replace dirty aluminum foil in the catch pan.
* Return the grill tools to their proper location.
* Remove food and grease from the surrounding area.
Do not leave the grill unattended while it is hot or in use. Excessive grease, food residue, fire damage, or cleaning required due to improper use may result in additional charges.
Yard and Outdoor Areas
Guests may use the yard, patio, outdoor furniture, and recreational areas at their own risk.
Children must be supervised at all times.
Routine lawn and pool maintenance are included. Maintenance workers may need to access exterior areas during longer stays. Reasonable notice will be provided when possible.
Do not:
* Move large outdoor furniture without approval.
* Damage landscaping, plants, fences, gates, or irrigation equipment.
* Climb fences, structures, or trees.
* Leave toys, trash, food, or personal belongings in the yard.
* Place indoor furniture outside.
* Interfere with lawn, irrigation, utility, security, or pool equipment.
The yard must remain free of pet waste, cigarette butts, broken glass, food, and excessive trash.
Parking
Guest parking is available in the designated driveway and parking areas.
Do not park:
* On the lawn
* In landscaped areas
* On sidewalks
* In front of neighboring driveways
* In a manner that blocks gates, mailboxes, trash pickup, or emergency access
Commercial vehicles, trailers, recreational vehicles, and oversized vehicles require prior approval.
Vehicles are parked at the owner’s risk. The host is not responsible for theft, damage, towing, or loss involving vehicles or personal property.
Security Cameras and Smart-Home Equipment
Exterior security cameras, including Ring doorbells and porch cameras, are active for property protection, safety, occupancy verification, and enforcement of house rules.
There are no cameras inside the home.
Guests may not:
* Cover cameras.
* Disconnect cameras.
* Block camera views.
* Move security devices.
* Disable internet equipment.
* Tamper with locks, alarms, sensors, or smart-home devices.
Tampering with security or safety equipment is a serious violation and may result in immediate termination of the reservation.
Doors, Windows, and Smart Locks
Lock all doors and close all windows whenever you leave the property and before going to sleep.
Do not share the entry code with anyone who is not an approved guest.
Do not prop exterior doors open or leave doors unlocked while away from the property.
Report any difficulty involving a lock, door, window, or access code immediately. Do not force a lock or attempt unauthorized repairs.
Cleanliness and General Property Care
Please treat the home as you would your own.
Guests are expected to:
* Clean spills promptly.
* Wash dishes regularly.
* Place trash in the designated containers.
* Keep food properly stored.
* Avoid allowing excessive clutter or waste to accumulate.
* Notify the host immediately of leaks, damage, stains, broken items, or maintenance problems.
Do not move large furniture or remove household items from the property.
Normal cleaning is included. Excessive cleaning caused by neglect, misuse, unauthorized guests, pets, bodily fluids, food, trash, smoke, strong odors, or other unusual conditions may result in additional charges.

Do not use towels, washcloths, bedding, or furniture to remove:
