PARKING:
ATTENTION: PARKING & GARAGE RULES
Please follow the rules below so you don’t get a fine!
1. Every resident must wait for the garage door to close after entering or leaving. This includes motor vehicles, motorcycles, bicycles and pedestrians entering/exiting through the garage door. If two or more vehicles are leaving in immediate succession, the last out is responsible for waiting. If two or more vehicles are entering in immediate succession, the first must allow the door to close to assure the second vehicle has a garage remote. If two vehicles are entering and leaving at the same time, the entering vehicle must wait. (No warning required for fine.)
2. Speed limit in the garage is 10 miles per hour. (No warning required for fine.)
You get two assigned parking spaces (tandem) in the secure garage. A garage fob is required for entry. Note: This space is VERY small and is not suitable for SUVs or large vehicles.
Street parking is available directly in front of the property (metered parking with City App usage). Please read street signs for parking regulations to avoid ticketing.

***This property requires a $300.00 security deposit. It will be collected separately by us prior to your arrival. The $300 security deposit is a requirement to book a stay within the Homeowners Association of the Building. You will be required to upload your credit card into our secure guest portal for a $300 pre-authorization hold. The authorization will expire automatically after 5 days and your deposit returned in full if there are no violations/deductions. Upon receipt of a notice of a rule violation, the renter responsible for the violation will have to pay for the fine and agrees to have us charge your credit card for the fine imposed by the building HOA.
Building where this condo is located requires renters to sign a rental agreement (digitally) and provide a photocopy of a government-issued ID before check-in.
You`ll be required to retrieve the keys of your unit from the building WFL concierge. For that, we`ll send you a digital template of their rental agreement where you have to fill out some information, provide your ID, and sign.
Please make best efforts to arrive during business hours, or your access to the unit might get delayed as support is not immediately available.
Other things to note
HOME TRUTHS:
City Living: It is a city apartment, so you may hear traffic noise and activities on the waterfront, such as construction, trains, the pier, and the marina. Noise is reduced when the balcony door and windows are closed.
Hot Water: The water heater is 50 gallons. If you have a full group of 6 guests staying, you cannot take 6 back-to-back showers; please space them out to ensure everyone has hot water!
HOA Noise Policy: Neighbors are extremely sensitive to excessive noise from renters. They will complain to the front desk, which will incur a $100 minimum fine passed on to the guest. Do not have loud parties. Do not play loud music. Keep voices low when on the balcony. Quiet hours are strictly 10 PM to 8 AM.
Support: While there is a front desk concierge, this condo is not a hotel, and any problems specific to the unit must be addressed through Air Concierge. The front desk will not assist with problems such as WiFi, TV, or appliance operations.

YOUR AGREEMENT WITH US
Your reservation is a direct contract with Air Concierge, Inc., as manager for the homeowner. These House Rules are its terms, together with our Guest Terms page (site footer, `Terms and Conditions: Guest Terms`), which apply only where they do not conflict with these Rules. Where the booking platform`s own policies permit it to cancel a reservation or issue a refund, those policies control between you and that platform; otherwise these Rules decide what is owed, and we may pursue any unpaid balance. If you booked anywhere other than Airbnb, your reservation is also governed by the Air Concierge Rental Agreement you sign before check-in, which controls if it conflicts with these Rules. Stricter HOA, city or permit rules control where they apply.
IF SOMETHING ISN`T RIGHT — TELL US FIRST
This is a privately owned home, not a hotel. No staff are on site. It is cleaned and inspected before you arrive, and things change between a morning clean and an afternoon arrival.
Message us as soon as you notice anything. We use best efforts to respond in real time and to start work as fast as we can; some repairs need a part or a licensed trade and take longer.
If we fix it, or give you a reasonable workaround, within a reasonable time, no refund or credit is due.
If a problem makes the home unfit to occupy or removes a major part of its use, and we cannot fix or substitute it in a reasonable time, we credit the nights actually affected, offer comparable accommodation if available, or reschedule.
Please don`t leave without telling us. We can`t credit a problem we were never given a chance to solve.
WHAT WE DON`T REFUND FOR — examples, not a complete list
Insects, spiders, webs, rodents, wildlife and birds native to the area, and pest treatment. Wind, dust, sand, pollen, ash, smoke, haze or debris, including on decks, patios, furniture, pools and spas.
