*We don’t accept local bookings within a 50-mile radius.

*Maximum occupancy: 8 adults and 4 children
Pool heating is weather-dependent.
*Pool temperature: typically 78–82°F
*Water stays ~8–10°F above outdoor temperature
*Heater may not operate if temperatures drop below 60°F, may not operate Dec–Feb (weather dependent)
*Heater turned off: June–Sept 15
When the daytime outdoor temperature reaches 82°F (28°C) or higher, the pool heater will not be operated, as the pool naturally maintains a comfortable swimming temperature in warmer weather. Pool heating is provided only when daytime temperatures are below 82°F.
*The pool is heated on request, there is an extra charge of $50 a day for heating the pool
*Pool is cleaned prior to your stay, leaves, tree petals (in the spring) and sand are normal, and we do not consider this a pool cleaning emergency.
*Hot Tub Use *
*No soaps, bubble bath, bath bombs, oils, or any chemicals — these damage the hot tub and water system.
• Shower before use to remove lotions, sunscreen, and makeup.
• Always CLOSE the cover after each use
• No glass in or around the hot tub.
• Not recommended for children.
• Use responsibly and limit sessions to 15–20 minutes.
*Hot tub is not in use between May 15-Sept 15
General Rules
*No glass near the hot tub or pool ($500 fee for cleaning)
*No smoking anywhere on the property ($1,000 fee)
*No parties or events
*Quiet hours after 10 PM
*Bonfires and fireworks are prohibited on the property.
**All Guest Animals**
*Guest animals not allowed on furniture (or bring your own covers)
*Guest animals are not allowed in the pool to avoid damaging filters and equipment
*Additional cleaning fees may apply for odors, stains or any damage
*** Please take your dogs for walks off the property to prevent them from doing their business in the backyard, as dog urine can quickly damage and kill the grass***
**Please pick up after the dogs if an accident happened in the yard ($100 fee if not picked up).**
BBQ Grill
Clean after each use, please use foil to reduce grease
$100 fee if left unclean
Guests are responsible for propane but the host can reimburse with receipt
Lost and found:
Please note that all shipping is at the guest's expense plus a $50 service fee. Our housekeeping will do the best to locate your lost items after check-out.
Property Maintenance
Pool service and landscaping may occur weekly
No access to the home is required
Linens, bath towels, and beach towels are provided based on the number of guests in the reservation.
We provide a starter supply of kitchen and bathroom essentials such as paper products, trash bags, and similar items to help you get settled in. Additional supplies for the remainder of your stay will need to be purchased by guests as needed.
