Villa Gioia is a brand-new luxury villa, set in the quiet hilltop village of Kaštelir, about 10 km north of Poreč. With four bedrooms for up to eight guests, a private heated pool, jacuzzi, sauna, fitness room and sea views over the Adriatic, it is one of the most complete holiday homes in Istria. The villa combines modern comfort with the peace and quiet of the Istrian countryside.
The Space:
Villa Gioia was completed in 2024 and the attention to detail shows throughout. The villa is entirely single-level and luxuriously furnished with stylish designer furniture, large windows that flood the rooms with natural light, and a layout that flows naturally from inside to outside. The four bedrooms each have a generous 180x200 bed, and the five bathrooms are finished to a high standard, one with a freestanding bathtub, the rest with walk-in showers.
The open-plan living and dining area centres around a fireplace and opens directly onto the terrace, where the view takes over. From the garden and pool, you look out over the Istrian hills and all the way to the Adriatic, the kind of view that makes it hard to go inside. The kitchen is fully equipped with quality appliances including an ice maker, induction hob and everything needed for a proper home-cooked meal.
Outside, the private pool is surrounded by eight sun loungers set in a beautifully landscaped garden. A jacuzzi, covered outdoor kitchen with BBQ, hammock, a table tennis table and even a trampoline, which completes the picture. For those who want more, there is also a private sauna and a fitness room. The whole property is finished with the same care as the interior , this is a villa designed to be lived in, not just looked at.
Guest Access:
Guests have full and exclusive use of the entire villa, garden, pool, jacuzzi, sauna and fitness room. Parking is available on the property. The villa is wheelchair accessible, and all living areas are on the ground floor.
The Neighborhood:
Kaštelir sits on a hilltop in western Istria, surrounded by vineyards, olive groves and quiet country lanes. The village itself is small and unhurried; local producers sell wine, olive oil and honey from the surrounding farms, and the pace of life here is a welcome contrast to the busier coastal towns.
Poreč is 10 minutes by car and worth a visit for its UNESCO-listed Euphrasian Basilica, morning market, harbour restaurants and the long stretch of beaches and bars along Zelena Laguna. Novigrad, a charming former fishing village with a pretty old town and some of Istria's best restaurants, is 15 minutes north. Rovinj, arguably the most beautiful town on the Istrian coast, is about 35 minutes south.
For wine, the area around Vižinada and Kaštelir is some of Istria's finest wine country. Wineries Rossi and Deklić are both within 15 minutes and offer guided tastings by appointment. Beaches in the area are varied. Zelena Laguna near Poreč offers a long stretch of organised beach with bars and facilities. For something wilder, the rocky coves around Novigrad and Tar are less crowded and better for swimming. The beach at Valkanela near Vrsar is also popular and about 20 minutes away.
Getting Around:
Kaštelir is a quiet village and the best of the region is spread across the peninsula. The good news is that distances are short and the roads through the Istrian countryside are a pleasure to drive. Poreč is 10 minutes away and has the best supermarkets in the area, including a large Konzum and Tommy. For day-to-day shopping, there is a small local shop in Kaštelir itself. Novigrad is 15 minutes north and has a good weekly market. Motovun and the truffle country of the interior are about 25 minutes inland. Rovinj is 35 minutes south. Pula and its international airport are approximately 60 km away, around 50 minutes by car.

Interaction with Guests:
Check-in is arranged with our local property manager, who will meet you at the villa on arrival to hand over the keys and walk you through the property. He is available throughout your stay for any questions or assistance. We will share his contact details ahead of your arrival.
