A 120sqm home an architect designed and custom-built for his own family, now open to yours. Almost every piece is a genuine antique, set against modern lines so it reads warm, not fussy. It sits on Burgos Street, the street people across Manila come to when they want a night out, so it is built for a group that wants to drop their bags, pour a drink, and walk straight into the action.

Here is the honest part, and it matters: because you are on Burgos Street, you will hear the city. There is real noise every single night, not just weekends, and it is louder on Friday and Saturday — foot traffic, street traffic, and the nightlife itself. The unit is not soundproofed, so the street comes through.

You are on Burgos Street, in the middle of Poblacion, the neighbourhood the rest of Manila travels to for a night out. Almost everything below is a short walk from the door. For everywhere else, Grab (the ride-hailing app) is how Manila moves: plentiful, affordable, and easier to book than hailing a taxi. Rides are quickest before 9pm and after 3am; the midnight-to-2am window is peak demand, so allow extra time getting home.

🚕 Airport (NAIA, all terminals): about 20-40min by car, depending on traffic and terminal. Leave a buffer at rush hour.
🚆 Nearest train (MRT-3): Guadalupe Station on EDSA, a short Grab ride, for car-free trips toward Ortigas, Cubao and Quezon City.
🏙️ Makati CBD / Ayala (offices, Greenbelt, Ayala malls): about 5-10min by car.
🌆 BGC (Bonifacio Global City): about 10-20min by car.
🚌 Budget airport option: P2P buses run between NAIA and the One Ayala hub, then a short Grab to the door.

[Not For Light Sleepers] This is the single most important note. The home is on Burgos Street, the nightlife heart of Poblacion. Expect real noise every night — walking crowds, traffic, bars and clubs — and noticeably more on Friday and Saturday. The unit is not soundproofed, so the street comes through. If you need a quiet night's sleep, this is not the right stay, and we would rather tell you now than have it spoil your trip. For night owls and groups out late, it is perfect.
