Foldable glass doors can be opened on the dining terrace, offers panoramic sea views over the blue Mediterranean waters. Communal pool area with comfortable sun loungers and chairs is relaxing place to unwind while enjoying spectacular views. Villa consists of upper level floor well-designed cosy bedroom with en-suite shower and W/C. On lower ground floor there is very spacious bedroom/suite with en-suite bathroom and separate toilet. Positioned in an ideal location to enjoy amenities of the Côte d'Azur, this villa is situated within a private gated community with large communal pool, offering endless entertainment for both children and adults alike. Villa is situated 5 km from the quaint village of Theoule-sur-Mer and it is located between Cannes and Saint-Raphaël, both being 20 km away. In proximity of large supermarkets in Mandelieu-la-Napoule, no more than 15 minutes drive away. Nearest train station is Le Trayas, 2kms away allowing a link to Cannes, Nice airport, Monaco and Italy and Marseille. Nearest airport is Nice-Côte d'Azur, which is around 40 km away.

It has maximum occupancy of 4 adults (plus 1 child over 5 years) and would be perfect for family or two couples. Pets accepted on request.

Bedrooms: Two in total, fully air conditioned. Principal en-suite master bedroom on lower ground floor is facing beautiful sea views. It is furnished with high quality bed (160cm x 200cm or two separated beds 80cm x 200cm), built-in wardrobes on two walls, smart TV, 1 armchair, single sofa bed, desk/chair, kettle, and floor to ceiling sliding windows which open onto terrace. This room has its own en-suite large bathroom with bath and shower, washbasin and separate toilet. Second bedroom on upper level floor with en-suite shower room is equipped with high quality bed (160cm x 200cm), 2 bedside tables, wardrobe, storage cupboard, office desk and chair.

Bathrooms: Villa offers two bathrooms and one separate W/C. Principal master bedroom on lower ground floor has an en suite large bathroom with bath and shower, washbasin and separate toilet. Upper level floor bedroom en-suite shower room has spacious and stylish shower cubicle, washbasin, W/C, storage cabinet. Independent W/C ground entrance floor within utility room.

Other rooms: Utility room 1 on ground floor entrance level you will find sink and fridge, dry good cupboard, cleaning products. Utility room 2 on lower level area comes with washing machine/dryer, ironing board.

Outside: Cosy 25 sqm terrace on lower ground floor offers plenty of room for relaxation, allowing you to enjoy sunshine while taking in extensive panoramic views. Terrace is accompanied by barbecue with comfortable seating space consisting of 2/3 seater sofa, 2 armchairs and coffee table. Additional 20 sqm covered terrace on ground floor with celling fan, is equipped with sleek dining table and 6 chairs. Foldable glass doors can be opened onto the dining terrace, providing breath-taking panoramic views of blue Mediterranean waters. Communal pool area is also relaxing place to unwind while enjoying spectacular views with sun loungers and chairs around communal pool. One dedicated parking place by the house, plus visitor’s car park with additional 5 spaces subject to availability (same car can only stay there for maximum one week).

Swimming pool: enjoy access to gated communal salt water swimming pool measuring 9m x 4m, with depth ranging from 80cm to 2m. Pool area is furnished with cosy sun loungers and chairs for perfect balance between serene relaxation and communal amenities. It's important to note, that swimming pool is not secured with locking gate, secure cover or alarm, nor is there swimming pool guard, so extra precautions must be taken. In peak hours July/August is typically shared between 3-4 families without being cramped, in fact it creates a nice atmosphere, kids playing, adults chatting in the pool etc.

Internet: Wi-Fi throughout.

End-of-stay cleaning: priced separately so if staying for more than 1 week you’re not paying in duplicate. It’s 220 Euros and collected upon reservation.

Villa is 5 km from the quaint village of Theoule-sur-Mer, and it sits nicely between Cannes and Saint-Raphaël, both being 20 km away. In proximity of large supermarkets in Mandelieu-la-Napoule, no more than 15 min drive away. La Fourmi, local greengrocer provides bread and croissants and is 800m away, 10 min walk. Local boulangerie / patisserie is 5 kms away and is located in Theoule-sur-Mer. For dining options, there is slection of beach restaurants suiting all budgets including Le Panama, Matipi, Joya Beach, Le Pointu and upmarket fish restaurant La Maréa, all within short walking distance from villa. Miramar Beach Hotel and Yaksa hotel provide number of fine dining restaurants including Relais Chateau Michelin-star restaurant L’or Bleu, short drive away. Petit Casino in Theoule-sur-Mer is 5 km away with hourly free shuttle bus service. Large Géant supermarket in Mandelieu-la-Napoule, is approximately 20 minutes by car as is Leclerc and Lidl in Boulouris area near Saint-Raphaël.

Local markets are held in La Figueirette (Sundays) Theoule-sur-Mer (Fridays) and Mandelieu-La Napoule (Wednesdays) and daily in Cannes where you'll find an array of fish, vegetables and fresh local produce. And you can buy your fish directly from local fisherman in harbour of La Figueirette during season.

Sporting activities in the area are abundant – the main activity here is aquatic sports like sailing, diving, pedalos, jet skis, paddling and windsurfing are all in very close proximity to the villa in La Figueirette. You are walking distance to the stunning coastal mountains of the Esterel, offering activities such as hiking, walking and cycling, not to mention the breathtaking views! Golf is possible at the ‘Old Course’ of Mandelieu-La Napoule and the Domaine de Barbossi. The area of Valescure also provides two additional reputed golf courses with tennis facilities also available in Mandelieu-La Napoule.

Around 500 m to La Figueirette beach and 200 m to La Calanque Notre Dame. Numerous beaches and coves along the rugged 'red-rock' coastline, many of which are marine reserves, provide excellent opportunities for snorkeling.
