Superb apartment 300m from the ocean for 8 people

Apartment located 50 meters from the stream (river) and less than 100 meters from the central square and the Mimizan market hall… yet peaceful! The ocean is a 3-minute walk away. Your car (parking included) won't need to be moved during your stay unless you want to explore the Atlantic coast: Bordeaux 1 hour 20 minutes, Biarritz 1 hour 20 minutes, Arcachon and the Dune du Pilat 1 hour… etc. Bordeaux and Biarritz airports are equidistant from the apartment. The apartment is practically brand new, fully equipped, and will be freshly painted (February 2026). It has been decorated with great care and modern, cozy furnishings… it's our second home, so we want to feel comfortable there. It is part of a residence with a swimming pool. It is an 85m² duplex. The apartment offers: - 3 large bedrooms, all equipped with new 160x200cm beds and mattresses ('Royal Bedding' firm support and memory foam), one of which has bunk beds. Each bedroom is equipped with closets with hanging space and shelves. - 2 bathrooms and 2 separate toilets (1 bathroom and 1 toilet on each floor). - Thermostat in each bedroom with heating and air conditioning (heat pump). - An open-plan kitchen with a large island (seats 6) opening onto the living room, which is furnished with a new sofa and a 65-inch QLED TV. - A very large terrace. On one side, an outdoor table for 8 people, on the other, an aperitif area with garden furniture. Internet (Free) via fiber optic, ideal for working from home (office available in one of the upstairs bedrooms). The keys will be handed over in person to allow for an inventory check upon arrival and departure. Check-in from 5 PM. Check-out by 10 AM at the latest. Cleaning fees must be paid on site upon key handover. Allow €60 for a stay of 1 to 3 nights, and €120 for any stay longer than 3 nights. The 'Sheets and Towels' package can be provided, but we will ask for a contribution of €10 per double bed and €5 per single bed; in this case, the beds will be made upon your arrival. This is a recently purchased and renovated family holiday home. We have decided to equip the apartment very well. In return, we ask for respect from our guests.
