The home features an open floor plan. The kitchen, dining, and living room flow together seamlessly, making it easy for everyone to cook, eat, linger, and connect without ever feeling crowded. In the warmer months, the outdoor grill extends the entertaining space outside.
All five bedrooms are located on the second floor, each furnished with a queen bed, making this an ideal setup for groups traveling together. Whether it's a family reunion, a friends' weekend, or a creative retreat, every guest has their own comfortable room. Two full bathrooms serve the house comfortably, and the standout feature is a stunning clawfoot soaking tub that brings farmhouse elegance to the space. The Neighborhood:
Hortonville sits in the heart of Sullivan County, a stretch of the western Catskills known for rolling farmland, hemlock-lined streams, and a creative culinary scene that has drawn New Yorkers for over a decade. Livingston Manor, about 15 minutes away, has a remarkable local food and drink scene, as well as excellent coffee shops and boutiques. Roscoe, 15 minutes in the other direction, is known as Trout Town USA for legendary fly fishing on the Beaverkill and Willowemoc Rivers. The Delaware River, about 25 minutes away near Narrowsburg and Callicoon, draws kayakers and tubers in summer and offers riverside dining and galleries year-round. Bethel Woods Center for the Arts, site of the original Woodstock festival, is about 30 minutes away. Hikers will find trails throughout Catskill Park, and Plattekill Mountain is within an hour for skiing in winter. North Branch is a four-season retreat that rewards guests who come to slow down, explore, and return again.
Getting Around:
The Yellow House is 2.5 hours from New York City and guests can travel around by car as it is a rural area with limited public transportation. The main routes to access the town are the New York State Thruway (I-87) and Route 17.
In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads.
Other Things to Note:
MUST ALWAYS open flue towards you to operate fireplace. The handle to open flue is in the right upper corner of opening of fireplace.
Firewood is stored in the outside shet and fire starters are in the sideboard in the living room.
DO NOT sit on or attempt to move safe in the living room.
