Please carefully read ALL requirements below before confirming your reservation. These requirements apply to every guest and every reservation without exception.
✅ The primary booking guest must be 25 years of age or older and must be present for the duration of the stay.
✅ We require guest verification through our trusted third party partner, Truvi, after booking confirmation.
✅ Truvi verification includes:
• Government issued photo ID
• Signed rental agreement
• Contact verification
• Completion of verification through a secure third party link
✅ Guests must also choose ONE of the following:
✔️ Non refundable damage waiver
OR
✔️ Refundable $1,000 security deposit hold
✅ The refundable security deposit is fully returned after checkout provided there are:
• no damages
• no missing items
• no excessive cleaning
• no unauthorized guests
• no house rule violations
✅ For guests who are not comfortable submitting ID or paying the refundable deposit/damage waiver outside Airbnb, payment may be arranged through the Airbnb Resolution Center when applicable. However, the remaining verification process, including ID verification and rental agreement completion, must still be completed through the Truvi portal.
✅ We strongly recommend purchasing travel insurance to protect your stay against unexpected events including:

1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word `JOY` to confirm your agreement.
PETS
Pets are welcome with prior written approval. Pets must be disclosed in this agreement. The pet fee is $175 per pet per stay. Pet(s) need prior authorization and approval, there will be a per pet fee applied. Please inquire with any questions.
VERIFICATION AND INCIDENTALS:
To ensure compliance with legal requirements and building security, we kindly request the following during the reservation process:
-Provide a copy of your official government-issued photo ID.
-Confirm your contact information.
-Complete our verification portal, which may include a criminal background check.
-Please note that this information is collected solely for screening and verification purposes and is not stored or used for any other reason. -Additionally, all guests must agree to our Terms of Service governing the stay.
By completing the reservation, you agree to the following terms:
-You are bound by the terms and conditions of the rental.
-You acknowledge the requirement to provide a valid government-issued ID before check-in.
-You understand that a background check may be necessary as mandated by the property management or building, in accordance with the rental agreement and booking conditions.
-Your check-in instructions may be withheld until you have successfully completed our verification process.
INCIDENTAL HOLD FEE:
We also require a refundable incidental hold fee, ranging from $500 to $1,000 per stay. The specific amount depends on individual circumstances. This deposit acts as a holding fee, similar to those commonly found in hotels, and is not an additional charge. It will be automatically refunded to you within 3-5 days after your stay.
