For monthly stays, a 1000 THB electric utility use included. Any excess usage will be billed. WiFi and water included.
Parking needed is 100THB/day.
Please remember that you’re staying in a residential building, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
Compliance with Local Laws: In accordance with Thai law regarding short-term rentals, we request guests to direct any queries to our cohost for prompt assistance and do not mention Vrbo or show your reservation email or app.
Maintenance Updates: Please note that occasional maintenance of building facilities like the pool or gym may occur. We strive to inform our guests in advance whenever possible.
Deposit Management:
To keep things simple and transparent, we use an automated deposit handled by our third‑party partner, Hospitable.
What’s included: Your stay includes up to 1,000 THB of electricity. If your usage stays within this amount, there’s no extra charge. If usage exceeds 1,000 THB, the difference will be deducted from your deposit. Any damages, if applicable, may also be deducted. Otherwise, your deposit is fully returned.
How the automated deposit works:
Collection: The deposit amount is reserved on your credit card automatically 2 days before check‑in.
Release: It’s released automatically 2 days after check‑out if no charge request is submitted.
Visibility: You’ll see the deposit amount and the collection/release dates during booking and in your guest portal.
Reminders: You’ll receive an email reminder 1 day before the deposit is collected.
Access: Check‑in instructions are shared once the deposit is successfully secured.
In case of issues: If electricity usage exceeds the included 1,000 THB, there was a need to park, or if there are damages, the host may submit a charge request. Any unused portion of the deposit is returned promptly.
Status updates: You can view the real‑time deposit status (Pending, Scheduled, Secured, or Released), along with the amount and scheduled dates, in your guest portal. Hospitable manages all deposit communications automatically.
