Sleeping arrangements

The home sleeps 14 across five bedrooms. Three king suites offer comfortable, adult-oriented retreats, each with its own ensuite bathroom for added privacy. The remaining two bedrooms feature twin bunk-style beds and are themed to delight younger guests - one decked out in a Star Wars theme, the other in a Frozen motif. With 11 beds across the home, there's no shortage of space for every member of the group.

Living & entertainment

The open-plan living area sets the tone for easy, relaxed group time - plenty of room to gather, unwind, and catch up after a day at the parks. When the energy picks up, head into the game room for air hockey, foosball, and more. The billiard lounge offers a slightly more low-key hangout for those who want to wind down without winding up. For movie nights, the cinema room is ready to go with comfortable seating and a full screen setup.

Kitchen & dining

The fully equipped kitchen has everything a group needs to cook together without getting in each other's way - refrigerator, stove, oven, microwave, dishwasher, coffee maker, toaster, and all the cooking basics and dishes you'll need. Indoor and outdoor dining areas give you options depending on the mood - sit down to a proper meal inside, or take it out to the patio and enjoy the Florida air.

Outdoor space

The private pool is the centerpiece of the outdoor area, with optional heating available if you want to extend your swim sessions into the evening. There's also a hot tub - please note it doesn't bubble, but it's still a great spot to soak and relax. The patio rounds things out with room for alfresco dining, lounging, and making the most of the Florida sunshine. A BBQ grill is also on hand for cookouts with the group.

Practical details

The villa comes fully stocked for a comfortable stay - washer, dryer, iron, air conditioning, high-speed Wi-Fi, and free parking on premises. Smart lock self check-in means you arrive on your own schedule with no need to coordinate key handoffs. The home also has an elevator, smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit on site.

Location

The villa sits within Reunion Resort, a gated community with access to a gym and waterfront setting. The community is home to full-time residents alongside vacationers - please observe the 25 MPH speed limit and watch out for golf carts. Just outside the back gate, you'll find a wide range of restaurants, airboat rides, alligator farms, and water parks. Disney and the major Orlando attractions are a short drive away, making this an ideal base for a theme park trip or a relaxed Florida getaway.



Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:



-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;

-Homestead: Pool, Wading Pool, and Spa;

-Carriage Pointe: Pool and Spa;

-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;

-The Terraces: Pool, Spa, Gazebo, and Pavilion;

-Liberty Bluff Playground and Dog Park;

-Grand Traverse Parkway: Playground and Outdoor Fitness Center.



IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.



Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.



The Neighborhood:

Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side by side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
