Wonderful 160° panoramic view over Monaco to the Esterel Massif in a very quiet location.
Friends who go out to explore the diverse surroundings return in the evening and wonder why they ever left this even more beautiful house with its unique view. Simply relax on the terraces, choose between Italian and French culture on a whim, or get active.
High-quality amenities in the kitchen and bathroom, living room, and the warmer bedrooms with air conditioning (2 cooler bedrooms without). The garden terrace facing the sea features a gas grill and a dining table. The terrace on the 1st floor offers a lounge sofa that provides shade even in the hot midday sun.
The location is very quiet on a dead-end street. The private parking space must be requested in advance and is only accessible to narrow cars and experienced drivers due to the narrow street. The easily accessible, public, and free parking area extends up to 50 meters in front of the house, and this is also a cul-de-sac.
The house is located about 500 meters from the French border at the transition between the Italian Riviera and the Côte d’Azur. Both countries have very different feels, so there’s plenty of variety.
The famous Balzi Rossi beach is 1.2 km away, and a hiking trail through a wild gorge to a 1,150-meter-high mountain starts practically right at the house. Menton is 2 km away, Monaco and Bordighera 12 km, and Sanremo and Nice 30 km. For those who find the traffic too heavy in the summer, the train station in Menton is 3 km away
The coastline on the Italian side—also known as the Riviera dei Fiori—is much more unspoiled than the French side, especially in the area around Grimaldi. Many locals visit the numerous bars in Ventimiglia, where the streets are lined with tiny shops. There are many beach bars as well as public beaches.
The famous Hanbury Gardens (Giardini Hanbury), just 2 km away, are considered one of Italy’s most famous botanical gardens. The famous Balzi Rossi, featuring 200.000 -year-old human hip bones and Stone Age paintings, are also 2 km away.
The Côte d’Azur begins at the border town of Menton. In Menton’s old town, old houses nestle closely together on the steep mountainside. The town also boasts a beautiful city beach, Plage de Hawaii, and many restaurants along the well-maintained beach promenade. Right at the border crossing, 2 km from Grimaldi, lies one of the best restaurants in the world: Mirazur
Heading toward Nice, you’ll find sophisticated towns like Roquebrune-Cap-Martin, Cap Ferrat, and the charming medieval village of Èze. And, of course, there’s Monaco, which even has an outdoor pool at the harbor. At Cap Martin, the beautiful Le Corbusier Promenade winds along the coast beneath grand estates, where you’ll find not only Le Corbusier’s minimalist “Cellule” but also Eileen Gray’s famous summer house.
Following the coastal path, you’ll reach Nice’s Old Port, where the city feels most authentic. There are many jazz concerts and other events, all just a 40-minute drive or train ride away.
