Guest Policy: Service Animals vs. Emotional Support Animals (ESAs)
We strive to provide a safe and welcoming environment for all guests. To ensure clarity and compliance with the Americans with Disabilities Act (ADA) and Airbnb’s accessibility policies, we use the following definitions and rules for animals on the property.
Service Animals
A Service Animal is a dog that is individually trained to do work or perform tasks for the benefit of an individual with a disability. The task(s) performed by the dog must be directly related to the person`s disability.
Access: Service animals are always welcome and are not subject to `No Pet` rules.
Documentation: We do not require `certification` or `registration` papers.
Verification: Per ADA guidelines, we may ask two questions if it is not obvious what the animal provides:
Is the animal required because of a disability?
What work or task has the animal been trained to perform?
Fees: No pet fees or extra deposits are charged for service animals.
2. Emotional Support Animals (ESAs)
An ESA is an animal that provides comfort or emotional support but is not trained to perform a specific task to assist with a disability.
Status: In accordance with Airbnb policy for this jurisdiction (Florida), ESAs are classified as pets, not service animals.
Access: Guests wishing to bring an ESA must disclose this prior to booking. If the listing is marked `No Pets,` ESAs may be declined.
Fees: Standard pet fees and security deposits apply to all ESAs.
Documentation: We reserve the right to request a valid ESA letter from a licensed healthcare professional.
3. General Requirements for All Animals
Regardless of status, the following rules apply to any animal entering the property:
Control: The animal must be under the handler’s control at all times (tethered, leashed, or harnessed) unless the disability prevents it.
Housebroken: All animals must be fully house-trained.
Behavior: Animals that demonstrate aggressive behavior, excessive barking, or are left unattended and become a nuisance may be required to leave the premises.
Damages: While we do not charge `pet fees` for service animals, the guest remains legally and financially responsible for any physical damage the animal causes to the property.
