Set in the quiet folds of the Umbrian countryside, just outside the village of San Terenziano, Hedone Retreat is a restored stone casale that brings together rural authenticity, contemporary comfort and a rare degree of privacy. Surrounded by more than ten hectares of private land, with woods, olive trees, aromatic planting and open agricultural views, the property offers a deeply restorative way to experience central Italy: unhurried, grounded and closely connected to the landscape.
This is a house that understands its setting. Its stone walls, panoramic levels, porticoes and terraces follow the natural movement of the hillside, creating a graceful dialogue between the architecture and the land around it. Inside, the villa has been fully reworked for modern living, with generous spaces, refined finishes and discreet technology. The result is not a rustic house dressed up for the season, but a carefully restored private home with substance, warmth and a clear sense of place.
One of Hedone Retreat’s most unusual qualities is its energy performance. Traditional Umbrian casali are not often associated with advanced efficiency, yet this property is certified in Energy Class A4. Photovoltaic panels, solar systems, battery storage, domotics, underfloor heating and cooling, air conditioning, electric sunshades, mosquito screens and electric vehicle charging all sit quietly behind the character of the house. The technology is there, but it does not dominate. It simply makes the stay easier, cooler, warmer and more comfortable across the seasons.
The villa accommodates up to 16 guests, with five bedrooms and five bathrooms arranged across several levels. It is particularly well suited to families, groups of friends, multi-generational stays and guests looking for a private base from which to explore Umbria without giving up space, comfort or service.
The ground floor is home to two spacious suites, both opening directly onto the garden and panoramic portico. The first, measuring around 58 square metres, includes a sitting area with fireplace, bedroom and private bathroom. The second, approximately 46 square metres, is an open, luminous suite with lounge space and private bathroom. Both rooms offer air conditioning, Smart TV, Wi-Fi, underfloor heating and cooling, blackout curtains, mosquito screens and direct access to the outdoor areas. They are calm, independent and easy to live in, especially for guests who appreciate a little extra privacy within a larger house.
Also on this level is one of the most appealing spaces of the property: a loggia of about 115 square metres, conceived as an outdoor room for long lunches, shaded afternoons and evening gatherings. A second portico of around 80 square metres is furnished with sofas, armchairs, a suspended swing, chaise longue and lanterns, creating a softer, more informal corner for reading, conversation or a quiet drink before dinner. These are the spaces where the house begins to feel particularly Umbrian: stone, shade, silence and the slow pleasure of being outdoors without needing to go anywhere.
The first floor forms the main living level. Thanks to the natural slope of the land, it connects directly with the panoramic garden and pool area. Here, guests will find the principal kitchen, dining room and sitting room. The kitchen, built in masonry and fully equipped, includes an induction hob, built-in oven, microwave, fridge and freezer, dishwasher, espresso machine, American coffee machine, kettle and toaster. It is practical enough for a family stay, but equally suitable for a private chef evening or a relaxed cooking class organised through Camisa Essential.
The sitting room has a central fireplace, Smart TV, Wi-Fi and a warm, contemporary country-house atmosphere. Large openings and porticoes keep the interior connected to the views and outdoor spaces. Meals can move easily from inside to outside, from the dining room to the portico, from breakfast to aperitivo, from summer lunch to evening conversation.
Three further bedrooms are found on this level: a generous 53-square-metre suite with sitting area and private bathroom, a double bedroom with private bathroom, and another double bedroom served by a large bathroom with a circular relaxation bath and waterfall feature. The rooms have access to terraces, outdoor seating areas or the pool garden, allowing guests to move naturally between their private space and the shared areas of the villa.
Outside, Hedone Retreat is at its most distinctive. The saltwater pool, measuring 4 x 11 metres, is set in a panoramic position and bordered by a solarium area with sun loungers, umbrellas and an outdoor shower. It feels suspended above the countryside, with views stretching across the surrounding hills. It is the natural centre of summer days: a place for swimming, reading, resting and watching the light change over the Umbrian landscape.
The gardens are arranged over different levels, with lawns, terraces, olive trees, ancient oaks, rosemary, sage and local planting. The property feels cultivated but not over-designed. It has the rhythm of a country estate rather than a manicured resort. The upper garden includes a barbecue area and a children’s play area with swing, slide and trampoline, making the house particularly friendly for families travelling with younger guests.
On the second level, a panoramic rooftop of around 90 square metres offers another beautiful perspective on the surrounding countryside. Furnished with outdoor seating and sun loungers, it is an ideal spot for morning stretching, quiet reading, sunset drinks or late-night stargazing. A future internal wellness area is also being prepared, which will further strengthen the villa’s suitability for private retreats and longer restorative stays.
The location is one of the great advantages of Hedone Retreat. San Terenziano, a small local village with around 1,000 inhabitants, is just 3 kilometres away and offers useful everyday services: bars, restaurants, bakery, food shops, pharmacy, post office, ATM, florist, hairdresser, tennis court, padel court, football pitch and a children’s play area. Todi is around 20 minutes away, Perugia 35 minutes, Assisi 40 minutes, Foligno 30 minutes, Orvieto 65 minutes and the Cascate delle Marmore around 45 minutes. From this part of Umbria, it is also possible to plan day trips towards Tuscany, Lazio, the Marche and the Adriatic coast.
Through Camisa Essential, the stay can be shaped around the territory and the rhythm of the guests. Private chefs, grocery pre-stocking, cooking classes, massages, yoga, guided excursions, e-bike rental, horse riding, seasonal foraging, wine tastings and olive oil experiences can all be arranged on request. The area is especially strong for Sagrantino di Montefalco, Umbrian olive oil, hilltop villages, small producers and long lunches in the countryside.
A day might begin with coffee under the portico, continue with a visit to a Montefalco winery, drift into an afternoon by the pool, and end with a chef-prepared dinner in the loggia. Another might be entirely still: the children in the garden, lunch from the barbecue, a book on the rooftop, the hills turning gold in the evening.
