Set within a private estate of more than ten hectares near San Terenziano, Hedoné Retreat combines the character of an Umbrian stone farmhouse with thoughtfully designed contemporary interiors. Olive trees and woodland surround the property, while terraced gardens open towards the hills. The villa is available for exclusive use, with generous spaces for families and friends to spend time together.
Five double bedrooms accommodate ten guests, with three double sofa beds providing space for a further six. Four suites have en suite shower rooms; the fifth bedroom is served by a separate bathroom off the main living area. The layout follows the natural slope of the land, creating several levels with direct access to gardens and terraces.
Living spaces
The main living area extends to approximately 55 square metres, bringing together the kitchen, dining space and lounge around a central fireplace. Large windows frame the countryside, and French doors connect the room with the garden and pool level. The fully equipped kitchen includes an induction hob, oven, microwave, dishwasher and both espresso and filter coffee facilities.
Air conditioning, underfloor heating and cooling, Wi-Fi and insect screens provide everyday comfort. The restoration also incorporates photovoltaic and solar panels, battery storage and home automation. A laundry room with a washing machine and tumble dryer is available for guests.
Gardens and pool
Around 2,000 square metres of landscaped gardens unfold across a series of terraces, with olive trees, mature oaks and aromatic planting. The private saltwater swimming pool measures 11 by 4 metres and is accompanied by sun loungers, parasols and an outdoor shower. Pool heating is available on request at an additional charge.
A covered loggia of approximately 115 square metres provides an inviting setting for long lunches and relaxed evenings, with a large dining table, sofas, a bar cabinet and a 75-inch Smart TV. Further covered terraces offer shaded seating, while the upper panoramic terrace has room for reading, stretching or an aperitif overlooking the hills. A barbecue, children’s play area and private parking complete the outdoor facilities.

San Terenziano is approximately two kilometres away, with local shops, cafés, restaurants and everyday services. Todi, Perugia, Assisi and Montefalco offer rewarding days out, from medieval streets and galleries to the region’s wines and olive oils. Perugia Airport is approximately 40 kilometres from the property.

Ortigia toiletries and starter supplies for the kitchen and laundry are provided. Linen and towels are changed weekly for stays of two or more consecutive weeks.

Final cleaning is charged separately at €650 per stay. For stays of two or more consecutive weeks, a mandatory housekeeping service costs €400 per week. Optional pool heating costs €250 per day; electric vehicle charging is billed according to consumption. A €2,500 security deposit applies, and any applicable tourist tax is payable separately.
Check-in is from 16:00 to 21:00 and check-out from 08:00 to 10:00. Pool opening dates are confirmed for the stay. Pets require prior approval from the owner and incur an additional charge. The planned indoor wellness area is not currently available.
