First light catches the granite high above Olympic Valley, the pines stand still, and the Aerial Tram begins its first slow climb of the day — all of it in view from the couch before you've reached for your coffee. This is the everyday at Tram Condo, a mountain home in the heart of Palisades Tahoe, with the Village, the lifts, and the trailheads all within an easy walk.
Inside, the open living area is bright and uncomplicated: big windows that pull in the treetops and the ridgeline, comfortable seating arranged around a fireplace, and a full kitchen with a roomy island for spreading out a meal. The dining table is where slow mornings turn into long game nights, and the shelf is stocked with Codenames, Uno, Yahtzee, and a few more for whoever calls the rematch. Out on the private balcony, you've got your coffee, the pines out front, and the Tram line and KT-22 framed beyond.
Two bedrooms sleep six. The first holds a queen for a restful night; the second is built for the crew or the kids, with a double bed plus a twin-over-twin bunk so everyone has a place to land. Two full bathrooms mean no one's waiting around before the first chair, and in-unit laundry keeps the ski gear and trail clothes moving.
The setting is the real headliner. You're steps from Palisades Tahoe, the largest ski resort in the Lake Tahoe region — two connected mountains, the legendary KT-22, and an Aerial Tram that climbs to High Camp for terrain that suits any kind of day. In winter, leave the car parked and walk to the lifts in minutes, then circle back to the Village for dinner, coffee, shopping, and evenings around the outdoor fire pits.
When the snow melts, the valley shifts into hiking-and-biking season. The Shirley Canyon trail starts close by and threads past waterfalls, glacier-polished granite, and alpine lakes, while the Tram keeps running to High Camp for sightseeing, the 1960 Winter Olympic Museum, and summer hikes. Mountain biking, paved bike paths, village events, and outdoor concerts fill out the warmer months. When you're ready to roam, Lake Tahoe's beaches are a short drive, Tahoe City is about ten minutes out, and historic downtown Truckee is just up the road. Snow season or sun, this stretch of the Sierra rarely disappoints.
