— Primary suite: King (Stearns & Foster mattress), smart TV, en-suite with double vanity and oversized walk-in shower
— Bedroom 2: Queen murphy bed + dedicated workspace; full bath right next door (essentially a second suite)
— Bedroom 3: Queen, smart TV, full bath in the hall
— Living room sofa converts to a queen sleeper for guests 7 and 8
Pack 'n play, high chair, and kids' dinnerware available on request.

Gigabit Wi-Fi, a real desk and chair in bedroom 2, and a separate full bath off that room — quiet enough for video calls and meeting-block-friendly.
