features a central heating system controlled in the living room, ensuring you
stay cozy regardless of the season. The fully equipped kitchen comes stocked
with essentials (coffee, tea, spices) and features a window AC unit to keep
the chef cool during summer cookouts.

**Sleeping Arrangements:**
The home is designed to comfortably host 6 to 8 guests:
* Bedroom 1 (1st Floor): King Bed (Master)
* Bedroom 2 (1st Floor): Queen Bed
* Bedroom 3 (1st Floor): Full Bed
Additional bedding: 2 air mattresses(1 twin and 1 full) available in the tv
room closet.
**Bathrooms:** Two full bathrooms are conveniently located on the first
level. Another one full bathroom is located downstairs next to the TV/laundry
room.

**Outdoor Experience**
Enjoy true waterfront living in your own backyard. Spend your afternoons on
the boat dock or playing a round on the private basketball court. As the sun
sets over the river, ignite the firepit for s'mores to end the night.
**★☆ HOUSE RULES ☆★**
* No smoking
* No events, parties, or large gatherings
* Dogs are allowed for an additional non-refundable fee of $50 per dog, per stay, with a maximum of 2 dogs allowed. As much as we love cats, we do not allow cats or any other animals aside from dogs at our property.
* Dogs must stay on the downstairs level. Dogs are not allowed on the beds and couches.
* Please report any damages that occur during stay
* There is a $500 fee for smoking in the premises.
* Guests may request an early check-in (up to 3 hours before 4pm) or a late check-out (up to 2 hours after 10am, so long as there is not a reservation booked at our property for the day of your request. Please message us a day in advance to confirm availability and receive the applicable fee quote. These fees ensure fair compensation for our cleaners or any subsequent guests affected by delays. If you need a late checkout, please inquire in advance. Depending on upcoming bookings, we might accommodate you, though a fee might still apply.
* Extra Guests: If more guests than permitted are found at the property, we reserve the right to deny entry based on the platform's policies. Extra guests will be treated as trespassers. An additional fee of $50/night per extra guest may apply, or we might request that you vacate the property.
* If uncertain about guest numbers or daytime visitors, please reach out. We aim to prevent any misunderstandings.

premises. These are located strictly outdoors in the following areas:
Main Entrance: One camera facing the front entry.
