Please note that the house is ADA accessible from the backyard deck. There is a ramp leading to the area where it's allowing entry if someone inside opens the door for access.

‣ Pets
• Up to 2 pets allowed. All pets must be disclosed in advance.
• $500 refundable pet deposit required (fully refundable if no extra cleaning or damages occur).
‣ Propane
• One full propane tank provided for grill & fire pit.
• Refill or replacement: $60 each.
‣ Children & Safety
• Children must be accompanied by an adult at all times, especially around the hot tub and inside/outside the house.
• We are not responsible for accidents or injuries.
‣ Trash & Parking
• Please put bins out every Tuesday and bring them back after collection.
• 3 cars max in the driveway. No extra cars allowed. Off-street parking space available.
‣ Gardening
• Weekly gardener may access front/backyard but won’t enter the house.
‣ Hot Tub
• Always cover after use.
• Do not turn off the hot tub.
‣ Insects & Weather
• Warm weather may bring bugs inside/outside. We try to minimize them.

⚜Guests are responsible for following the house rules. Any damages, missing items, or rule violations may incur additional fees.⚜
• A matching government-issued valid ID is required after booking and before check-in instructions are shared.
• Guests with limited or no review history may be required to provide a $2,000 refundable security deposit, which will be fully returned after checkout if the home is left in good condition and no extra cleaning or damages are noted.

• The property has an attached ADU occupied by a long-term tenant.
• The tenant will use the side entrance and the front entrance for access.
• The tenant will not have access to the main house.
• The tenant will not have access to any amenities, including the back garden furniture, hot tub, or BBQ.
• Guest privacy and use of all advertised amenities remain exclusive to guests.
