This is a work in progress as clearly stated in the information given on their own website. This historic old hotel has beautiful Hudson Riverfront location right next door to the village train station and the wonderful Kips restaurant and tavern. If you’re a light sleeper this might not be the place for you because trains run right between the hotel and the river 24/7. Personally, neither of us were bothered by the train noise until the mile long freight train trundled by! Each room has a balcony overlooking the Hudson but there are no screens on the door or windows so unless you’re okay with bugs flying into your room you’ll need to keep them closed. At some point the rooms were done in a rustic style but there are plans to eventually bring the decor back to a more traditional style befitting the history and grand design of the building. Be aware that there is no staff onsite and you will receive instructions on how to check yourself in on the day of arrival. The owners are very responsive to texts if you have a question. We didn’t see an elevator but if you need to avoid steps there is a side entrance that brings you into the second floor where there are rooms. (The hotel is built into a steep hillside.) A new parking lot is close to being finished and is right next to this second floor entrance. That will soon make things much more convenient and accessible to guests who need or want to avoid steps. Make sure you are clear about your needs when making your reservation so you don’t get a room on the third floor, seemingly accessible only by stairs.

There is no breakfast served. (Coffee and snacks are available in the first floor entryway. A cafe is one block away uphill and there are restaurants in Rhinebeck a few miles away.) The glassed in shower stall in our room was too small for the large rain style shower head in the ceiling. There is no way to avoid getting soaked while turning the water on or showering. So, unless you’re planning to wash your hair be sure to put on a shower cap before turning on the water!

We spent 2 nights that this truly unique, work in progress hotel and can't wait to go back! It's a work in progress and it's going to be fun to see its progress in the next year or so. The location is breathtaking with a view of the Catskills and the Hudson River. Currently there are 9 rooms and no other facilities, but the restoration is well under way. There is a superb restaurant across the street and a charming bakery up the street. It's quiet, even with the train coming through a few times a day. It's also only 6 minutes from Rhinebeck.
