Luxury Condo in Old Town, 2 Blocks from the Beach

NOTE SUMMER ELECTRICITY FEE: From May 15 to November 15, the temperature in PV goes up exponentially and so does electricity, AC usage, and my electricity bill. Therefore, due to a huge increase in AC and energy usage, I will be requiring an electricity fee paid before check-in. Average usage in summer comes to 188 pesos a day. So, 188 pesos multiplied by whatever number of nights the guests stay.

Beautiful one-bedroom, two full-bath unit, with all the trimmings, sleeps up to four people. Located in the heart of the Zone Romantica, only 2 blocks from famed Los Muertos beach, V399 condominium has a rooftop with pool, Jacuzzi, bar, lounge areas, grill, fire pit, a sweeping 360-degree view of Vallarta and the ocean, wifi, and other amenities. Amazing location, within easy walking distance to great entertainment, nightlife, restaurants, shops, galleries, parks, and of course beach attractions.

Unit: Large one-bedroom, two-full bathroom unit, that sleeps up to four people comfortably (two in the master bedroom, two on a fold-out bed in the living room).
- The living room features a large L-shaped couch and fold-out couch bed, 40" HDTV with Roku. Marble floors; granite countertops. AC unit.
- Master bedroom with a luxurious king-size bed, HDTV 4K with Roku, two-person balcony with a view of the surrounding neighborhood, large private bathroom, personal safe, and closet space.
- Large guest bathroom with shower, accessible off the living room.
- Kitchen with all modern amenities including a dishwasher.
- Laundry room with full washer and dryer.
- Fast Fiber-Optic Wifi (200 MBPS)

Common Areas: a rooftop with heated saltwater pool, Jacuzzi, fire hearth, bar, lounge areas, grill, WiFi, and a sweeping 360-degree view of the city, ocean, and mountains. Ground-floor courtyard with central statue-fountain, fast Wifi.

IMPORTANT: During the hot rainy-season months, from May through October, guests will be charged for their electricity usage. This is due to previous guests ignoring notices to turn off the AC when they leave the condo, resulting in enormous electricity bills that I can no longer subsidize. All guests will have to pay an "electricity deposit," which will be returned to them at the end, minus the amount for their electricity usage during their stay.

IMPORTANT
I use my property manager, Palmera Vacations, for all check-in/check-out. They have their own policies which you can find on my listing and see below.

Check-in / Check-out The normal check-in time is 3:00 p.m. and check-out time is 12:00 p.m. We will meet you at the property and give you one set of keys and inspect the property with you to assure that all is well. If you will need more than one set of keys or if you need a special check-in or check-out time please let us know and we will do our best to accommodate you. Very Important! In the event that your check in to the property is after 8:00 p.m. or check out from the property is before 8:00 a.m. you will be subject to a $20.00 usd (twenty) fee which must be paid to our Concierge upon arrival or departure. In the event that your check in to the property is after 11:00 p.m. or check out from the property is before 6:00 a.m. you will be subject to a $40.00 usd (forty) fee which must be paid to our Concierge upon arrival or departure. Be advised that private properties do not have 24 hrs staff therefore we are unable to provide check in or out services between 1:00 a.m. and 5:00 a.m. Please make your arrangements according to this policy. Palmera Vacation's team must attend other check in's and out's therefore it's extremely important for you to be punctual for the scheduled check in or out times otherwise if delayed more than 30 minutes of the stipulated time you will be subject to a $20.00 usd (twenty) fee which must be paid to our Concierge upon arrival or departure.
