The space
The apartment is set on a single level on the ground floor, with spacious, bright rooms and refined finishes throughout.
Sleeping area: quiet master bedroom with a king-size bed, premium mattress, freshly pressed linens, and ample wardrobe space.
Living area: two double sofa beds to comfortably accommodate up to 6 guests. Three Smart TVs for cozy evenings in.
Fully equipped kitchen: cooktop, oven, fridge, microwave, dishwasher, kettle, toaster, coffee machine, and full cookware. Dining table and chairs for all guests.
Bathroom: modern and fully equipped, with shower, bidet, hairdryer, and a curated welcome amenity line.
Comfort features: air conditioning, heating, high-speed Wi-Fi, washing machine, dryer, iron, safe, and first aid kit.

Self check-in: you'll receive instructions before arrival, complete online check-in, and access the apartment independently with your personal code, at any hour.

Other things to note
Please read carefully before booking — these requirements are mandatory under Italian law.
1. Rental Agreement (mandatory)
A short-term Rental Agreement must be signed before access to the property is granted, as required by the Italian Revenue Agency (Agenzia delle Entrate). The agreement is sent digitally during the online check-in process and is signed electronically in just a few minutes.
2. Stamp Duty (Imposta di Bollo)
In accordance with the Italian Ministerial Decree of 17/06/2014, a stamp duty applies to all bookings with a total rental amount exceeding €77.47. This is a legal requirement and is not a fee charged by Tilo.
3. Mandatory Online Check-in & ID Verification
All guests are required to complete the online check-in form through the TILO app before receiving the access codes. Valid identification documents must be uploaded for every guest, as required by Article 109 of the Italian Public Security Law (TULPS). These documents are transmitted to the competent local Police Authority (Questura) within the legally required timeframe, in full compliance with Italian regulations and GDPR.
4. Property Management
This property is managed by Tilo S.r.l. on behalf of the legal owner. All communications, payments, and contractual obligations are handled directly by Tilo S.r.l.
