📍 Location
Located in the city of South Lake Tahoe at the `Y` side of town which just means we are closer to South Lake`s best beaches and a little more local ;) We are walking distance to the shops at the Y such as Raley`s, Ale Worx, South Tahoe Brewery, Cascade kitchens & more! Rent bikes across the street at Anderson`s bike rentals and bike 15 minutes along the very safe bike path to the Pope and Camp Richardson beaches. Being at the Y also means you are a mere 10 minutes from Heavenly Ski Resort — Send it!
✏️ Please Note
• We are permitted for up to 6 adults max plus extra kids under 13.
• We are permitted for up to 2 cars max. There is no street parking allowed at rentals so make sure to park 1 in the garage and 1 on the driveway. The garage will not fit a large truck or SUV but will fit a Subaru or other smaller SUV or car.
• Our home is non-smoking.
• Our home is NOT pet friendly - However, owner does have a dog so keep that in mind if you have an allergy.
• County quiet hours are observed from 10pm - 8am but elevated noise will not be tolerated at any time. Occupancy is also limited during quiet hours.
• After you book, you will be asked to sign our rental agreement.
• We try our best to WOW you and earn your 5-star review so please be gracious when reviewing our home and we will do the same when we review you! :)

Our guests will have access to our entire home with the exception of a few locked closets for owner storage.
You will check in by going right to the home using the digital keypad located on the front door. Your code will be the last 4 digits of your phone number followed by check mark and will activate at 4pm. We can be messaged over the app anytime during normal business hours. Please understand there will be a delay after 5pm when we are home with our families. We prefer to keep communication over the app but if you have an emergency please contact us via our local number. We also have a QR code guest book on the fridge that has a wealth of information in it and can help answer most questions.
Being in the city limits of South Lake Tahoe means you are super close to the lake, casinos and Heavenly ski resort. You are walking and biking distance to restaurants, shops and bars. It doesn`t get much better than the city of South Lake Tahoe!

We recommend having a car. In the Winter all vehicles will need to carry chains. We recommend cable style chains and they need to be sized to your tires. Other transportation options: Uber, Lyft and local taxi.

We welcome guests who are in compliance with the local Vacation Rental Ordinance. Please see the “Additional House Rules” section for full ordinance regarding parking, occupancy, noise, trash, etc. We have exterior security cameras and are friends with our neighbors. If our guests do not abide by the ordinance, there may be charges and in rare cases guests may be asked to leave our home. Thank you for your doing your part to keep Tahoe a safe and friendly place to live and visit for years to come! :)

BY BOOKING THIS HOME YOU AGREE TO ALL OF THE FOLLOWING:
LOCAL VACATION RENTAL LAWS.
→ Occupancy - We can’t have more people in the home than what we are permitted for.
→ Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm.
→ Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day.
→ Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.
→ Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee.
→ Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.
***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.
25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.
CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.
NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.
DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.
HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.
UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.
FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.
CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.
SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.
REFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out.
SNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law.
WALK WITH CARE. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care.
