Welcome to the 4BR/3.5BA BESTNEST at 2263 Heritage Villas, located at 107 Lighthouse Road. Newly furnished and added to the BESTNEST collection in May 2026, this beautifully renovated Sea Pines villa combines fresh interiors, a peaceful lagoon setting, and an outstanding location just moments from Harbour Town. With three king beds, an additional twin bedroom, inviting outdoor living space, and the Heritage Villas pool less than a minute away, it's an especially comfortable home base for families and friends who want to be close to the heart of Sea Pines.
THE SETTING: 2263 Heritage Villas places you within easy walking distance of Harbour Town, where dining, shopping, watersports, Harbour Town Golf Links, and the iconic lighthouse are all close at hand. The Shops at Sea Pines Center are also nearby, along with the Sea Pines Racquet Club for tennis and pickleball. Back at the villa, a lovely lagoon view and fountain create a peaceful backdrop for the outdoor lounge and dining areas.
THIS HOME IS IDEAL FOR: Families, couples traveling together, and groups of friends who appreciate comfortable sleeping arrangements and a location that makes it easy to enjoy Sea Pines without spending much time in the car. Three king beds provide excellent accommodations for adult guests, while two twin beds offer flexibility for children or additional members of the group. The villa comfortably accommodates up to eight guests.
WHAT GUESTS LOVE MOST: The location makes 2263 Heritage Villas especially easy to enjoy. Walk to Harbour Town for dinner, shopping, golf, or an evening by the marina; head just steps away for tennis or pickleball; or spend the afternoon at the Heritage Villas pool. At home, the lagoon-side outdoor area offers another favorite spot, with lounge seating and a dining table overlooking the water and fountain for morning coffee, cocktails, or dinner outside.
POOL: The Heritage Villas pool is less than a one-minute walk from the villa and is reserved for Heritage Villas guests. The pool is open seasonally from April through September.
SLEEPING ACCOMMODATIONS INCLUDE: Sleeps 8 comfortably // 3 King beds // 2 Twin beds. The villa's bedrooms offer an unusually adult-friendly arrangement with three king beds, along with two twin beds for additional flexibility. Each bedroom includes a Smart TV, and luxury BESTNEST linens and comfortable bedding are provided throughout.
FULLY STOCKED KITCHEN: The beautifully renovated kitchen is equipped for guests who love to cook as well as those who would rather keep vacation meals simple. Quality cookware, matching dinnerware, generous serving pieces, ample glassware, Keurig and traditional drip coffee makers, and plentiful kitchen essentials provide everything needed for breakfasts at home, cocktails before dinner, or a full meal with the group.

VEHICLES/ATTACHMENTS: Denied entry to Sea Pines include motorcycles/scooters, any vehicle categorized as an RV (this includes vans with hook-ups), boats, jet skis, and trailers.
HOW FAR TO BEACH: Approximately 10 minutes by bike or two minutes by car to the Sea Pines Beach Club. During peak season, Sea Pines Beach Trolleys transport guests from designated parking areas to the Beach Club. From the day after Labor Day through March, overnight guests may park directly at the Beach Club.
PAYMENTS AND CANCELLATION POLICY: For reservations made thirty (30) days or fewer prior to arrival, payment in full is due at the time of booking. For reservations made thirty-one (31) days or more prior to arrival, a deposit of 25% of the total reservation amount, along with the full travel insurance premium if selected, is due when the reservation is made. The remaining balance is due thirty (30) days prior to arrival. Long-term winter reservation policies may differ; please inquire for details. Guests may cancel up to thirty-one (31) days before arrival and receive a full refund of their deposit. Cancellations made between fourteen (14) and thirty (30) days prior to arrival are eligible for a 50% refund of the total payment. Reservations become non-cancelable and non-refundable beginning thirteen (13) days prior to arrival. Travel insurance is highly recommended.

I would highly recommend renting this villa! It was spotless, mostly looking brand new. The kitchen was very well stocked and organized. There were 8 beach chairs that barely looked used and tons of good quality beach towels. Literally no need to bring your own. There's even a huge bag of beach toys. There were high quality bed linens and plenty of bath linens. The rental company was very professional and helpful, even leaving a gift basket for our arrival with great snacks and helpful information. We would definitely rent this property again.
