The Space:

Located within the exclusive Xpu-Ha Beach Residential Resort, this bright, single-level villa offers the perfect setting for a relaxing getaway surrounded by lush rainforest, just 20 minutes from Playa del Carmen and 30 minutes from Tulum.



The property shares the main entrance with another private apartment. Once inside the property, each accommodation has its own completely independent entrance, ensuring privacy for all guests.

This listing is for Villa 1, which includes exclusive access to the private swimming pool, outdoor terrace, and all private outdoor amenities shown in the listing.Sleeping (3 bedrooms, sleeps 8):

Other Things to Note:

Before arrival, we will request a photo of the official government-issued ID of each guest staying at the property, along with a signed copy of the condominium rules. This helps us keep a harmonious environment with neighbors and comply with the community's regulations.



The condominium is fumigated periodically as a preventive measure, but due to the humid tropical climate and surrounding vegetation, small insects such as ants may occasionally appear. Please do not leave food uncovered and keep doors closed to help prevent this.



The resort is still under development, so construction activity may be visible or audible nearby during daytime hours.
