THE SPACE

GAME DAY HEADQUARTERS
The screened-in back porch is the heart of the house. Outdoor kitchen with a built-in grill, searing station, and wood-fired pizza oven. Pizza night Friday, burgers before kickoff, coffee on the porch Sunday morning. Most groups end up cooking most of their meals out here.
THE COMFORTS
The coffee bar handles both pour-over and espresso, dialed in for the early risers. High-speed fiber runs the whole house, so grandparents can stream, parents can work, and kids can game all at once. There is a Peloton if you want to keep your routine. The private sauna in the master suite is the quiet reward at the end of a long game day.
THE NEIGHBORHOOD
Grove at Grand Oaks is tree-lined streets, sidewalks, and families. Easy walks, safe for kids. Oxford Square is a short drive for dinner, Square Books, Ajax Diner, and the walk around the courthouse. Vaught-Hemingway and Grove tailgating are an easy eight-minute drive on game days.
