We want every guest to feel comfortable and well informed when choosing The Cottage. Please review the following important property details before booking.

Waterfront Setting & Safety: The Cottage sits directly on Narragansett Bay, offering beautiful, unobstructed waterfront views. Because the shoreline is not fenced or guarded, we accept reservations for adults only. The property has a rocky coastal seawall with an approximately six-foot drop to the water, as well as seven granite steps leading to the water. These steps may become wet and slippery with changing tides and coastal conditions. Guests should use the handrail, exercise caution near the water, and remain mindful of uneven and potentially slippery surfaces.

Accessibility & Physical Features: The Cottage has three steps at the front entrance, an open interior staircase leading to the upstairs primary suite, seven steps from the waterfront deck to the yard, and seven granite steps leading toward the water. These features, together with the unprotected waterfront edge, may present challenges for guests with limited mobility or those requiring additional safety precautions. The property is not childproofed.

Peace & Quiet: The Cottage is located in a peaceful residential waterfront neighborhood. Quiet hours begin at 9:00 pm, and parties and group gatherings are not permitted. Maximum occupancy is four people at all times, including visitors, both inside the home and anywhere on the property.

Seafood: As a courtesy to future guests who may have seafood allergies or sensitivities, cooking seafood indoors is not permitted.

Fire Safety: Fireworks and outdoor fires of any kind are strictly prohibited.

Bicycles: Four adult Trek bicycles are available for guest use. Each rider must sign a waiver before using a bicycle.

The owners live next door and are available should you need assistance during your stay. Otherwise, we respect your privacy and invite you to enjoy The Cottage as your own waterfront retreat.

By booking The Cottage, guests acknowledge the waterfront conditions and physical features described above and agree to comply with the property's safety requirements, house rules, and Rental Agreement.
