We put this first on purpose. Knowing these now means no surprises later.
• Four floors, stairs between every level — no elevator. The upside is real privacy between bedrooms; the tradeoff is stairs. If anyone in your group has mobility limitations, please consider this before booking.
• Quiet residential townhome community. No parties or events. The rooftop and balcony are highlights, but neighbor bedrooms are close and sound carries — strict quiet hours after 10 PM apply to all outdoor spaces.
• Verification: Guests with no reviews or a rating under 4 stars complete ID verification plus a refundable security deposit or damage waiver before check-in. No exceptions.
• Guest agreement + government ID required before check-in instructions are released.
• Garage is accessed from inside the home only — no remotes provided.
• Owner's pantry closet is on-site and locked — not guest-accessible.
• Houston insects (seasonal, outdoors) are normal for the climate. Professionally treated — message us about anything indoors and we'll handle it free.
• Security: Smart lock self check-in. Exterior cameras at entry points only. No interior cameras. Decibel-only noise monitoring — no audio or video recording.
• Starter supplies (toilet paper, soap, paper towels, trash bags) provided for first 48 hours. Replenishment is the guest's responsibility.
• Historic hardwood floors throughout — natural creaking is part of the character. Let us know if you notice anything and we'll address it promptly.
• Emancipation Park: This property does NOT have a pool and full gym on the premises, we list a FREE community park with great installations only a short drive away (pool is seasonal)
