THE HONEST OVERVIEW

A quiet residential street in the Heights. Well maintained, thoughtfully stocked, and genuinely comfortable. The backyard is the star — guests who book for the location stay for the outdoor space.
We put this first on purpose. Knowing these now means no surprises later.
• Quiet residential neighborhood. No parties or events. Quiet hours 9 PM–8 AM are strictly observed — one neighbor on each side.
• Verification: Guests with no reviews or a rating under 4 stars complete ID verification plus a refundable security deposit or damage waiver before check-in. No exceptions.
• Guest agreement + government ID required before check-in instructions are released.
• The game room is a semi-converted garage — a great bonus space, not a finished interior room.
• Two owner closets are on-site and locked — not accessible to guests.
• Garage is accessed from inside the home only — no remotes provided.
• Not a walkable urban location — this is a comfortable, spacious residential area near parks, best navigated by car or rideshare.
• Houston insects (seasonal, mostly outdoors) are normal for the climate. Professionally treated — message us about anything indoors and we'll handle it free.
• Alief Recreation Center: This property does NOT have a pool and full gym on the premises, we list a FREE community park with great installations only a short drive away (pool is seasonal)
• Starter supplies (toilet paper, soap, paper towels, trash bags) provided for first 48 hours. Replenishment is the guest's responsibility.
• Master bedroom door is recommended to stay open, otherwise the room will get hot. Back flow vent is in the process of being fixed.
• Security: Smart lock self check-in. Exterior cameras at entry points only. No interior cameras. Decibel-only noise monitoring — no audio or video recording.
