this luxury 5-bedroom home has been immaculately designed to offer guests a truly unforgettable stay. Newly renovated, it combines world-class comfort and privacy whilst offering breath-taking views across Lake Wakatipu. Every space is designed to create memorable moments that capture the magic of Queenstown at its most exclusive.
At the heart of the home is a sumptuous open-plan living area and kitchen, framed by expansive lake and mountain views. Picture frame windows lead onto an enormous elevated outdoor entertaining deck with BBQ, fire pit with surround seating and large alfresco dining. It is the perfect setting to watch the sun rise over the mountains, witness
the iconic Earnslaw steamship come in to dock and enjoy relaxed evenings with fine wines and breathtaking 360 views.
The home offers five beautifully appointed bedrooms, three modern bathrooms plus a powder room and two separate lounge areas, providing both comfort and flexibility. Guests
can also enjoy a range of premium amenities including a pool room with a stunning jungle bar and a private gym.
Top level:
The top floor comprises an open plan living, kitchen and dining area as well as a queen bedroom and large bathroom. The open plan kitchen features high end amenities with incredible views over the lake. The cozy upstairs lounge and dining area includes a stone fireplace and high resolution TV.
Upstairs bedroom:
Bedroom 1: Queen bedroom upstairs with access to large bathroom. This bedroom can be accessed without steps, making it ideal for less mobile guests.
Second level:
The second floor comprises four bedrooms, a second large lounge area with high definition TV, two bathrooms and an additional separate toilet room. The bathroom also houses a washing machine and dryer.
Bedroom 2: Master bedroom downstairs with luxurious ensuite bathroom with shower, bath, high definition TV and access to outdoor balcony.
Bedroom 3: Queen bedroom downstairs with access to large shared bathroom.
Bedroom 4: Three king single beds downstairs with access to large shared bathroom.
Bedroom 5: Four luxurious double bunk beds with access to large shared bathroom and outdoor balcony.
Third Level:
Tucked away beneath the main house there is a stunning private jungle themed bar and pool room with a green marble bar, full size pool table and high definition TV. Next door is a private gym with an all-in-one functional trainer, boxing bag and yoga mats. The third level is accessed via external stairs. Please note the bar will not be stocked for guest use. We ask that guests bring their own
alcohol.
Bathrooms:
Three beautifully designed bathrooms and one separate toilet are available throughout the home. The master bedroom features a double shower, separate toilet, and full length bath. The lower bathroom is equipped with a washing machine and dryer for laundry needs. All bathrooms are fully equipped with luxurious New Zealand toiletries and hotel-spec bath towels.
The whole house is for private guest use.

The original parts of our home were built in the early 1950s in keeping with the mid-century modern architectural style. It has been painstakingly renovated and wherever possible we have kept the original 1950`s and 1960’s features and fixtures. Our home holds a lot of emotional value and historical significance for the town. We ask that all guests are considerate and treat our home like it’s their own.
Although we have multiple bedroom options, our maximum number of guests cannot exceed 10. This will be monitored via the ring camera on entrance.
Our bar will not be stocked; we ask that guests bring their own alcohol.
Our owners have locked some closets & one room for their personal items.
Cancellations & damage deposits:
3% of your booking fee is non refundable due to bank charges out of our control. A pre authorized charge of $2000 NZD will be placed on your card 2 days before check out - this is a security deposit & will be refunded automatically if no damages occur.

⏰ Check-In & Check-Out
Check-in is from 3:00pm- 10:00pm unless pre-arranged with our team.
Check-out is by 10:00am.
We ask that the property is left in a tidy state. Unscheduled late check-outs or excessive mess may result in additional cleaning fees.
🚭 Smoking
All our properties are strictly non-smoking. If evidence of indoor smoking is found, a minimum $200 NZD fee will apply for deep cleaning.
🛠️ Damage, lost keys & callouts
We ask that you treat our home with care.
If any damage occurs, keys are lost, noise complaints arise or an unnecessary callout is required due to guest actions, we reserve the right to charge $60/hr for management time.
👉 Please note: Callouts required after 5:00pm or on weekends/public holidays will incur a higher fee of $120 p/h for management time.
👥 Guest Numbers & Age Requirement
The lead guest must be 25 years or older (ID may be requested) and present during the stay. We reserve the right to cancel your booking if you do not meet the above requirements. The total number of guests must not exceed the number confirmed in the reservation.
🐾 Pets
Pets are not permitted in our homes.
🔇 Noise
To respect our neighbours, we ask for quiet time between 10:00pm and 7:00am. Noise complaints may incur a minimum $100 NZD fee.
🎉 Parties & Gatherings
Parties, events or large gatherings are not permitted. We appreciate your understanding in helping us maintain a peaceful environment for everyone.
🧹 During Your Stay
We appreciate guests leaving the property as they found it:
- Please do not rearrange furniture or remove items.
- Place rubbish in the appropriate bins.
- Place any dishes in the dishwasher and remove unwanted food.
- Leave keys in the lockbox upon departure.
- All linen is professionally hired, any missing or damaged items will incur a replacement fee.
🚨 Serious Breaches
We reserve the right to cancel your stay without a refund if house rules are not followed. Any illegal activity will be reported to authorities and additional management fees may apply.
🧒 Children & Safety
Please ensure all children are supervised when staying in our homes. We will not be held liable for any incidents.
🔒 Guest Safety & Liability
Please ensure all doors and windows are locked when leaving the property. While we take great care to provide a safe space, we cannot be held responsible for personal loss, damage, or injury during your stay.
🌍 Force Majeure
We’re unable to accept responsibility for cancellations due to unforeseen events beyond our control (e.g., natural disasters, travel disruptions, pandemics). Travel insurance is strongly recommended.
💵 Rates & Fees
All rates are in New Zealand Dollars (NZD) and are subject to 15% GST unless otherwise stated. Additional fees may apply if house rules are not respected.
📅 Cancellations
We recommend all guests to have travel insurance in place. Our cancellation policy will apply to all bookings and we are unable to offer refunds for circumstances outside of our control.
