Out back, a private pool curves through the deck with a hot tub alongside that seats plenty, which matters more than it sounds after a full day walking park pavement. Sun loungers line up for the afternoon, shaded seating handles the hours when the Florida sun stops being charming, and an alfresco dining table and BBQ grill cover the nights nobody feels like driving anywhere. Once it's dark, the poolside projector turns the whole patio into a theater — the kind of amenity that quietly becomes the highlight of the week. Indoors, the layout does what a house this size needs to do: keep everyone in the same room without anyone feeling crowded. The living area is comfortable and unfussy, opening into the dining space and a fully stocked kitchen with the counter space and equipment to actually cook for a group. The game room takes the overflow, with a second TV, a sofa, and a ping pong table for anyone still holding a grudge from last night's match. Eight bedrooms sleep up to twenty-two, mixing standard rooms with dual-bed and bunk setups that kids and teens tend to claim on sight. It's a layout that lets three families or a dozen friends share a roof and still have somewhere to retreat to, and in-home laundry keeps the second half of the week from turning into a suitcase crisis. The location is Central Florida at its most convenient. Walt Disney World is a short drive, Universal and SeaWorld are an easy run beyond it, and the Vineland and International outlets sit close by for a break day. Disney Springs handles dinner out without a park ticket, Old Town brings classic car nights just down the road, and Celebration's town center is there for a slower evening on foot. Orlando International is straightforward on both ends of the trip. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet. - Pool and Spa Heat is only available from November 1st to March 31st. - Please note that boat, RV, trailer, and oversized vehicle parking is not permitted. Violations may result in fines. - Quiet hours are from 10:00 PM to 8:00 AM. Only registered guests are permitted on the property. Parties, events, and large gatherings are not allowed. Parking Details: - This home is located in a quiet residential neighborhood; please be respectful of our neighbors. - Parking is available for a maximum of 4 cars. - Street parking is not permitted. - Do not park in or block neighboring driveways. - Do not trespass on neighboring properties. - Failure to follow these rules may result in additional charges and possible eviction without a refund. - All bookings over 30 days require a security deposit to be charged after booking. This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions. As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards. IDs will be requested for verification after booking. All bookings over 28 days require a security deposit. We report and prosecute all Credit Card Fraud.
