🏠 House Rules

1. Smoking
🚭 Smoking is strictly prohibited inside the property. Any evidence of indoor smoking will result in a $400 cleaning fee.

2. Parties & Events
🎉 Unauthorized parties, events, or disruptive gatherings are not permitted. Discovery of such activities may lead to immediate eviction without refund.

3. Guest Limitations
👥 The number of occupants must not exceed the number listed in the reservation. Additional guests will incur extra charges.

4. Quiet Hours
🔇 Please respect quiet hours from 8:00 PM to 7:00 AM to maintain a peaceful environment for neighbors and fellow guests.

5. Electronic Devices
📺 Do not unplug or tamper with TVs, cable boxes, Roku devices, lamps, or other electronics. This ensures uninterrupted service during your stay.

6. Mail & Packages
📦 Receiving mail at this address is not permitted. Packages may be delivered, but please arrange for pickup during your stay.

7. Furniture & Décor
🪑 Please do not move or rearrange furniture, appliances, or décor items. This prevents damage and keeps the home in perfect condition for all guests.

8. Monthly Utility Cap
💡 For reservations of 30 nights or more, a $300 monthly utility cap applies (electricity, gas, water). Any overages will be billed separately.

9. Pets
🐾 Pets are welcome if declared in the Airbnb reservation so the pet fee can be added.
• The fee does not cover damage, urine, or feces cleanup.
• Additional cleaning/repair costs will apply ($250 base penalty for pet damage).
• If your pet is not fully potty trained or may cause property damage, please reconsider bringing them.

Lost & Left-Behind Items
We are not responsible for any personal items left at the property after your reservation has ended. Items found by our team may be discarded or donated at our discretion. If you believe you have forgotten something, please contact us as soon as possible and we will check as a courtesy, but we cannot guarantee retrieval or storage.
