Located on the East side of Folly Beach, you’re just moments from the shoreline and a short bike or drive from the island’s beloved Center Street, where beach bars, seafood shacks, and live music set the tone for carefree evenings. Spend your mornings walking the sand, afternoons paddleboarding or fishing off the Folly Beach Pier, and evenings dining with ocean breezes in the air. Historic Downtown Charleston is also within easy reach, making day trips for shopping, dining, and sightseeing effortless. Inside, the home’s open-concept layout keeps everyone connected. The chef’s kitchen is fully equipped for group meals and features generous counter space, flowing seamlessly into the dining area with seating for six. Whether you’re prepping fresh seafood or hosting a casual brunch before the beach, everything feels social and easy. When it’s time to unwind, the living area invites you to settle in, while the game room brings the fun with a foosball table, pingpong table, and large TV—perfect for friendly tournaments or movie nights after a sun-soaked day. Step outside and you’ll find one of the home’s best features: an expansive deck designed for slow mornings and long evenings. A covered lounge area with seating and a table for four makes al fresco dining simple, while the grill stands ready for coastal cookouts. A hammock adds the finishing touch—ideal for an afternoon nap with the salt air drifting by. The home comfortably sleeps six guests across three queen bedrooms. The primary suite features a queen bed and a private ensuite bathroom with a walk-in shower. Two additional queen bedrooms offer relaxed comfort and share access to two additional full bathrooms—one with a tub/shower combo and another with a walk-in shower—making it easy for everyone to get ready after beach days. A washer and dryer add convenience for longer stays, so you can pack light and focus on the fun. Welcome to one of America’s last true beach towns! This fun, laid back area is perfect for a relaxing beach vacation. A mecca for great views, great food, and some great surf, you’ll be nestled between the Atlantic Ocean and the Folly River. Enjoy 6 miles of beaches, surfing, kayaking, boating, and endless sunset views. Beautiful Morris Island is a great spot to take in the sea life and panoramic views. Take a stroll down Center Street in Downtown Folly, which boasts tons of eclectic bars and restaurants that are fun for the whole family. Experience Coastal Charleston, AvantStay style! Home Truths: - You must be 25 years or older to book this home. - Please note that Family Tides is the front unit of two attached homes and offers a partial ocean view, along with its own private entrance for your stay. The adjoining unit is occupied by long-term tenants who utilize the carport and share access to the outdoor shower. For transparency and security, there is an active camera positioned at the front of the home. - Please note that Early Check-In (ECI) and Late Check-Out (LCO) services are not available from May to September. - This home allows up to 2 pets for a fee; undisclosed pets brought without AvantStay’s approval may result in a $500 fine per pet. While pet friendly, the property is NOT fully fenced. - From May to October these beaches are home to nesting sea turtles. To protect these turtles guests will be expected to turn off all outdoor lights and close the blinds at night from 10pm to dawn. - Beach gear and beach towels are not provided. - This home does not have access to a pool. - Fireplaces are not for guest use. - This home is located in a quiet residential community, and Folly Beach has a strict noise ordinance starting at 10 PM. To comply with this ordinance, we use noise sensors in our properties. Please be mindful of your neighbors. - Please note that due to natural coastal conditions, beach areas may experience periodic erosion that can affect shoreline size and accessibility. During periods of high tide, portions of the beach—or the entire beach—may be temporarily inaccessible. We are not able to guarantee identical beach conditions for future stays, and refunds or relocations will not be available due to these natural changes. Parking Details: - Three spaces total. Parking is located on E Cooper Ave (not E Ashley), in the gravel area by the road and the driveway in front of the house. Carports are not available for guest use. This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions. As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards. IDs will be requested for verification after booking.
