Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

Located on Via Padre Semeria, the apartment enjoys a strategic position connecting the Foce area — known for some of the most beautiful beaches in Sanremo — to Coldirodi, a charming hilltop village between Ospedaletti and Sanremo.
The property is close to all main amenities and the beaches of the Foce area. The building features large balconies with sea views.
Just 10 minutes away are Bagni Stella and Bagni Caponero, the Pista Ciclabile Area 24, and the “Tennis and Bridge Club” (Tennis Sanremo).
The area offers all essential services, including supermarkets, cafés, restaurants, and pharmacies.
- From Nice Côte d'Azur Airport, the apartment can be reached in about 2 hours by train: take a train to Ventimiglia, then continue by train to Sanremo railway station, which is about a 15-minute drive from the property.

- From Genoa Cristoforo Colombo Airport, the best way to reach the apartment is by car/taxi (1 hour and 50 minutes – 140 km).
- From Sanremo railway station, the apartment can be reached in approximately 15 minutes by car/taxi.
