Experience coastal living at its finest in this 4BR/3.5BA two-story beach home, ideally located just steps from the sand. Thoughtfully designed for both relaxation and connection, this home features multiple living areas, a full kitchen on the main level, and an upstairs lounge with a kitchenette—all complemented by central air conditioning.
OUTDOOR SPACES:
Outdoor living is available across multiple levels, including a ground-floor patio with bistro seating and BBQ, with brick walls for privacy and multiple gated access points leading directly to the beach. The second-floor balcony features a retractable awning, bistro seating, and ocean views, while the rooftop deck includes a dining area with seating for six, an umbrella, and ocean views.

- Guest Bedroom 2 (Ground Floor): Two twin-size beds

LIVING, DINING, & KITCHEN:
The main living and dining spaces are located on the ground floor, where a lounge area with streaming TV flows into a dining space with seating for six. Upstairs, a second living area offers a lounge with a sofa sleeper and streaming TV, along with direct access to the second-floor oceanview balcony and staircase leading to the rooftop deck.
The ground-floor kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances. Upstairs, a kitchenette includes a full-size refrigerator and sink. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
Pets: This home welcomes up to two pets (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Extra Sleeping: Two fold-out queen-size couches and extra linens/pillows are provided to accommodate a total of 10 guests. Extra rollaway twin beds are available for rent as a better option for adults. Make arrangements in advance with our office to enable delivery in time for your arrival.
Laundry: A washer and dryer are located in the garage, with complimentary laundry supplies provided.
Parking: This home includes a two-car garage. There is also general neighborhood street parking, metered, unmetered, and pay-station.
YOUR STAY:
Guests will have private and exclusive access to the entire residence. This includes all interior spaces as well as the private front patio, second-floor balcony, and rooftop deck. Please note that the fireplaces are not available for guest use.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.
BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, plus Pack n Play portable cribs, portable high chairs, jogger strollers, and much more. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Awesome house, very clean. Great for our family of 5 adults and 3 children ages 7 and under.You can watch the waves breaking from the upstairs living room and upstairs deck. Host was VERY responsive and reachable. Beach chairs available for the short walk to the beach. VERY NICE!!!!!

We enjoyed our long weekend stay. Loved how close the to the beach we were and the bike path. It was clean and had everything we needed.

House has rust throughout the house, the windows had locks that were rusted and hard to open. The dressers had rusty knobs, one light in master bedroom. The other one did not work, pots and pans have been there for centuries, wish they had at least one lounge chair upstairs on the roof deck, but there is just a table of eight with chairs, great location to the beach, loud noises from local and neighborhood guest, but nothing talks the loud traffic you hear because you’re one street off of coastal highway
