A unique location, ideal for those who want to enjoy the sea while exploring a region rich in history, culture, and beauty.

We are in the heart of the Val di Noto, an UNESCO World Heritage Site, a short distance from the Baroque wonders of Ragusa Ibla, Modica, Scicli, and Noto, the timeless charm of the Castello di Donnafugata, and the area’s stunning beaches, including the renowned Sampieri Beach.

The villa stands on a cliff overlooking the sea and offers a truly special experience: a path leads directly to the beach, located about 150 meters away, which can be reached in 1–2 minutes on foot. Right in front of the property, there is also direct access to the rocky shore, perfect for those who love the wilder, unspoiled sea.

Given the size of the property, the villa has been divided into two identical lodges, each sleeping 8, designed to ensure comfort, privacy, and complete independence.
The two lodges feature separate entrances, independent private parking, and outdoor spaces arranged to ensure maximum privacy.

Each lodge consists of 4 double bedrooms and 4 bathrooms, making it ideal for families or groups of friends.
Three bedrooms are equipped with air conditioning, while the fourth, smaller one, is equipped with a powerful fan; this windowless room features an internal skylight that allows natural light to enter.
The property also includes two outdoor showers, perfect for after a day at the beach.
