Please be informed that pool maintenance is scheduled every Monday. You may expect a pool service technician to come by on this day to clean and maintain the pool.

- Pests, we treat regularly but it's FL so it's still possible

- Weather, if you book from July through November please get travel insurance. Sometimes weather issues arise, we do not issue refunds for this

- Disney Park closures or amenity limitations (e.g. if the pool needs to be serviced or a game is under repair)



🏊‍♂️ Heated Pool Add-On – Please Read Before Booking



Pool heating is available for an additional $30 per day. To ensure proper preparation and the best experience, we require at least 48 hours’ advance notice for all heating requests.



Please note:

- Heating must be booked for a minimum of 3 consecutive days

- Same-day or next-day requests cannot be accommodated



⚠️ Damage Waiver: Every reservation includes our Damage Waiver Program — you’re covered for up to $500 in accidental damage during your stay. Just relax and enjoy your trip, knowing little mishaps are taken care of. (Note, this is not insurance and does not replace travel or liability insurance; this self-funded protection covers up to $500 in accidental damage to contents only; examples included linens, towels, and wine.



🐜 The home is regularly treated for pests. However, due to Florida's warm climate and proximity to the water, occasional pest sightings may occur despite routine treatments and do not necessarily indicate an infestation. Refunds or compensation will not be provided for occasional pest sightings.

Please note that certain circumstances beyond our control may occur during your stay, including severe weather, citywide power or internet outages, construction or noise outside the property, temporary amenity closures, utility or municipal repairs, or activities taking place on neighboring properties or units.

While we make every effort to ensure a comfortable stay and will assist whenever possible, these situations are outside of our control and are not considered property-related issues. As such, refunds, discounts, or compensation cannot be provided for any inconvenience resulting from these circumstances.



🚼 Pack ’n Plays must be requested in advance and are subject to availability. As these items are shared across our units, we kindly ask that you request one, at the time of booking to confirm availability. Please note that not all listings include them, so we recommend checking the amenities list or reaching out to our team in advance for confirmation.



PLEASE NOTE:

🗑️Additional supplies may be available upon request but are not guaranteed. If you run out, nearby stores are easily accessible. Towels are provided for approximately the first 2–3 days of your stay—please use the in-unit washer and dryer if available to refresh them. If your unit does not include laundry, on-site facilities may be available (fees may apply). For stays of 5 nights or longer, you may request replacement towels, subject to availability.



Please note that not all listings include laundry, so we recommend checking the amenities or reaching out to our team in advance to confirm.



✓ ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $25 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed.
