Note: no opening windows; only the door provides ventilation, and its small glass window brings in light
Bedroom:
- Quiet interior room with a double bed (140x200 cm)
- No windows, ideal for those who value rest after Lisbon’s lively nights
Kitchen:
- Functional and equipped with stovetop, mini-fridge, microwave, and espresso machine (coffee not included)
- Small dining table for two, perfect for breakfast or light meals
Bathroom:
- Compact bathroom with shower and French window opening to a small enclosed patio

- Prone to humidity, especially during cooler or rainy months

- Ongoing construction nearby may cause daytime noise
￫ Please be aware that Bica is a very lively area of Lisbon! Some noise can be expected, especially on weekend nights.
￫ The property is ''Self-Catered'. Basic items are provided for your arrival, including first day toiletries, toilet paper etc. These items are offered as a courtesy only - replacements or replacements are not included.
￫ Bed and bath linen is provided according to the number of guests confirmed in your reservation. For stays longer than 7 nights, an additional bed and bath kit will be provided free of charge upon check-in.
￫ The Cleaning Fee included in your reservation only covers check-out cleaning. Extra cleaning or additional linen changes may be requested during your stay and are subject to an extra fee - these requests must be made at least 24 hours in advance.
￫ Check-in starts at 2:00 pm and check-out must be completed by 11:00 am. Upon departure, you must place the keys inside the lockbox.
￫ During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox. In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. In case of key loss, a penalty will be applied.
￫ The property is equipped with noise decibel monitoring sensors. This system performs advanced analysis while ensuring the privacy of our guests, as no cameras are used, and no sound is recorded. Only noise levels are measured, thus guaranteeing the tranquility and comfort of everyone during their stay.
￫ Cot and baby chair are available upon request and are subject to an additional cost of €25.
￫ For stays equal to or longer than 28 days, monthly consumptions exceeding €150 will be charged separately. By making the reservation, the guest agrees to these terms.

- Please confirm your check-in time as soon as possible so we can arrange everything specially for you.
- Flexible check-in and check-out are available upon request, but only if the property is available. These requests must be done in advance.
CLEANING and LAUNDRY.:
- Bedding Sets and Towels are provided according with the number of guests.
- The Cleaning Fee covers the check-in/check-out cleaning only.
- For longer stays it's possible to arrange extra cleanings (with an additional cost).
- For stays longer than 7 nights, extra linen will be provided.
- The apartment is always cleaned by a professional cleaning service. If there's something that doesn't meet your standards, please contact us.
OTHER RULES.:
- Make sure you are up-to-date on travel restrictions/requirements. We may ask for additional documentation according to government guidelines.
- Children’s High Chair and Baby Crib available by request (extra cost of 25€).
- The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The apartment is in a residential area and you should be aware that social events and other activities that might disturb the neighbours are prohibited.
- During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox.
