This setting ensures complete privacy and a tranquil atmosphere.

The villa also features 4 convenient uncovered parking spaces, located within the property.

The heart of the outdoor space is the stunning private infinity pool (5 x 15 m, depth 155 cm), open from May to October and equipped with elegant sun loungers and an outdoor shower: the perfect place to cool off and enjoy long summer days under the Umbrian sun.

Next to the pool, there is a comfortable gazebo with a dining table, ideal for leisurely breakfasts, lunches, and dinners outdoors, or simply for enjoying a relaxing moment with an aperitif or a good book, immersed in the silence of the countryside.

Internal description

Villa Gianotti is spread over 3 floors and can sleep up to 8 people, with 4 bedrooms and 5 bathrooms. Internet Wifi is included. All bedrooms have ceiling fans and mosquito nets on the windows. Pets are not allowed.

Ground floor: The ground floor welcomes guests with a comfortable and fully equipped kitchen, designed to meet every need, along with a convenient guest bathroom. This level is ideal for everyday living and ensures maximum comfort throughout the stay.

First floor: On the upper floor you will find the main living area, featuring a second kitchen with a bright dining room and two spacious shared lounges. These inviting spaces are perfect for relaxing together, socializing, or simply enjoying the warm and welcoming atmosphere of the villa.

Second floor: An internal staircase leads to the sleeping area on the 2° floor, where three spacious and elegant double bedrooms are located. Each bedroom features a private en-suite bathroom with shower and is characterized by modern design, refined furnishings, and a peaceful atmosphere, ensuring privacy and relaxation.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (350.00€); extra cleaning (20.00€ per hour); extra linen change (20.00€ per person); 1 extra single bed (for a maximum of 1 person - 30.00€ per day). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
