The layout includes a dedicated sleeping area with fresh linens and adequate storage, along with an open living area that supports both relaxation and remote work. High-speed Wi-Fi is available, and a smart TV allows for streaming.

The kitchen is equipped with essential cookware and appliances for everyday use. Climate control, towels, linens, and basic toiletries are provided to support a comfortable, low-friction visit.

Guests have access to shared community amenities including a swimming pool, fitness center, and on-site parking. Entry to the community and residence is secure, and self check-in allows for a smooth arrival.

Guest Access

Guests have private access to the residence, including the sleeping area, living space, kitchen, and bathroom. Shared community amenities such as the pool, gym, and parking areas are available to registered guests only.

House Rules and Policies
Check-In and Check-Out

Check-in is available after the standard check-in time on the day of arrival.
Check-out is by 11:00 AM on the day of departure. Access is removed after check-out.

Early check-in may be available with advance approval and is subject to availability. Fees range from $40 to $100 depending on timing.

Late check-outs must be approved in advance. Unapproved late check-outs incur a $75 fee for every 30 minutes past 11:00 AM. Stays beyond two hours may be charged the full nightly rate.

Quiet Hours

Quiet hours are enforced from 10:00 PM to 8:00 AM.

Guest Count

Only guests listed on the reservation are permitted. Unauthorized guests or visitors incur a $50 per night per person charge, including temporary visitors.

Smoking Policy

This is a 100 percent smoke-free property. Smoking or vaping of any substance is prohibited inside the residence and common areas. Violations incur a $250 fee plus $25 per cigarette butt found. Smoking is permitted only in designated outdoor areas or public sidewalks.

Pets

Pets are not allowed without prior written approval.

Approved pets require a per-pet per-night fee paid before check-in.
Unauthorized pets incur a $250 penalty.
Certified service and emotional support animals are permitted with required documentation.
Maximum of one pet per unit.

Parties and Events

Parties, events, gatherings, loud music, or celebrations are strictly prohibited. Violations may result in immediate eviction without refund and additional charges.

Parking

One parking space per unit. Vehicles must be registered as instructed. Failure to register may result in towing at the guest’s expense.

Lost parking passes, remotes, or fobs incur a $500 replacement fee. We are not responsible for vehicle damage.

Security Devices

For guest safety, the property includes exterior doorbell cameras, a security panel, and fire, smoke, carbon monoxide, and noise sensors.

Do not tamper with or disable security devices. Each violation incurs a $250 fee and may result in reservation cancellation without refund.

Damages

Units are photographed after every cleaning. Any damage discovered upon arrival must be reported within 24 hours to avoid liability. Damage caused during the visit will be charged accordingly.

Furniture and Fixtures

Furniture must not be moved or rearranged. Damage caused by misuse or breakage requiring repair or replacement will be charged.

Mail and Packages

USPS mail service is not supported. Packages delivered via Amazon, UPS, or FedEx are at the guest’s own risk. We are not responsible for lost or damaged deliveries.

Children and Safety

The residence is not childproofed. Guests are responsible for supervising children at all times.

Open Flames

Candles, incense, and open flames are not permitted.

Third-Party Bookings

Reservations must be made by and occupied by the individual who booked the reservation. Unauthorized third-party bookings may be canceled without refund.

Local Guest Restriction

Reservations are not accepted from guests whose primary residence is within 50 miles of the property.

Community Amenities

Community amenities are managed by the property and subject to availability. No refunds are issued for amenity closures. Only registered guests may use these facilities.

Final Charges and Compliance

Failure to comply with house rules may result in additional charges, including a $45 compliance fee assessed after check-out. All refunds, discounts, and additional charges are reviewed and finalized within 24 hours after departure following inspection.
